RealtyAssist (aka Solver's sister firm) => poor service
Anyone reading this would ask why am I logging a complaint again Realty Assist (but its logged against Solver). Realty Assist isnt yet a firm registered on hellopeter, so I am logging it again Solver (who is a sister firm).
RealtyAssist (a subleg of Solver) is handling our estate management. They are sending out invoices for the full estate, but cant fix meters. I am not saying analysis are their job as this will be their first reply, we are not getting paid to do this. BUT if apartments are getting free water or lights, and paying owners should subsidies these cases, and sadly we must hear our accounts are out of control. Start with the basics : And start replacing non working meters.

08 Jul 2024, 11:13Morning Jacques,
I hope you are well and had a good weekend.
Kindly be advised that an independent utility specialist manages the utility management and collections. Regardless of this fact, we (together with the trustees) have been actively engaging with them and have replaced over 25 meters in the last 3 months. Significant strides are being made to identify irregularities.
We have only been managing the complex for 4 months and its clear by the figures that we are already turning the complex around. Please give us and the trustees time. In the meantime, you have been invited to our offices so that we can address any other queries that you may have.
Kind regards,
Solver Property Services

08 Jul 2024, 11:23Sadly, meter checking should be first priority. You have managed the estate for years after terminating on your terms. The estate lose thousands of rands due to a lack of being pro-active. You heard how water bills are going up, but cant address leaks. I rest my case for now. Will see when the next month's accounts are being send out (who will still smile for receiving free utilities)

08 Jul 2024, 12:17Dear Jacques,
Thank you for your review.
We would like to clarify that our services were terminated years ago due to concerns about the board’s ethical and operational practices at that time. Despite these challenges, we left the complex in a significantly better financial position.
The complex now has a wonderful board that are committed to assisting the Body Corporate.
Further, we have only recently been reappointed and are making substantial progress in improving the financial standing to restore it to its previous state. In just over 4 months, we have significantly improved the debtors book and identified over 25+ faulty meters. Given the complexity of managing 500 units, we are diligently addressing the historic issues. We kindly ask for your patience as we work to turn the complex around.
We, again, invite you to meet with our Portfolio Management team to discuss and address any other concerns you may have. We are proud of our work and committed to resolving both current and historical issues. We simply need a reasonable amount of time to achieve these goals.
Thank you for your understanding.
Kind Regards,
Solver Property Services

08 Jul 2024, 12:26The history with Solver as managing agent has a sad picture from various owners. From arrears to managing. But one thing is brilliant (issuing for costs). For that you get an A+ (as its about the money).
How ethical is earning interest on clients accounts. Wait, you will come back with "its in the SLA", you are entitled to it. I hope our standard bank account is safe after this week's news of how standard bank accounts got hacked, as you are primarily in control of it.

Kindly be advised that all fees are charged in line with the SLA as you pointed out. These have all been discussed and agreed by the trustees of the Body Corporate. It would seem as you are still not satisfied with our responses so may we please request, again, that we setup a meeting to discuss and try assist you further.

08 Jul 2024, 15:26Can you please explain to me, why did Solver contact Nedbank to ask how to get reserved funds out of our reserve without ANY trustee's CC'd. That the bank needed to ask Trustees please advise. At that point I was the trustee responsible for that. As I said, this isn't portfolio level related.

Kindly note that the Body Corporate does not have a Nedbank account. Further, any request (if any) for information regarding an external account would have been made on behalf of the Body Corporate.
We regret that our multiple attempts to address your concerns have not met your satisfaction. Despite our recent takeover of the management, and multiple invitations extended to you for a meeting, you have chosen to ignore these.
Please be advised that our team remains available to assist you, and our doors are always open for a constructive dialogue. However, we believe we have adequately addressed the matters raised and will not engage further on this platform.
