Horrible

Good Day , I would like to lay a formal complaint against one of your managing agents Jarred Gemmel, after numerous attempts from 70% of the owners from the complex Mannikin close to remove the current board of trustees with a resolution letter signed by all owners due to their non compliance and personal issues amongst each other , we have been denied that right as owners as he ignored all of our requests and allowed these trustees to stay on the board, he has also been very biased with taking their side when majority of the owners wanted those trustees removed, he also has been allowing special treatment when it comes to the rules and regulations of the complex , where he expects all other owners to follow rules yet there’s owners who do not follow any of the rules and do as they please. I would like this individual to be removed as a managing agent as well as a new board of trustees to be elected , Solver has done nothing besides increase rates , all other concerning matters of the complex has been ignored. I will be opening a case with CSOS with the back up of all owners and proof all documented of how we have been mistreated by solver and the managing agent

  1. Request Validity and Verification: We acknowledge receipt of the formal request sent in April. However, please note that only 14% of the necessary signatures were verified as meeting the criteria set out by PMR 17 (4)(b), which mandates that requests for a meeting be “written and signed” by the required percentage of owners. The balance included initials that were typed and not verifiable signatures. Moreover, no follow-up requests or email correspondence was received to support the initial request.
  2. Right to Arrange a Meeting: We assure you that no rights have been denied. We are preparing a follow-up email with guidance on how to proceed with arranging a meeting in alignment with the Act.
  3. Allegations and Proof Requirement: We understand your concerns regarding alleged biases and take such matters seriously. To facilitate an investigation, we kindly request that any relevant proof be sent to our offices. This will enable us to conduct a fair and thorough review.
  4. Process for Removal of Trustees: For your convenience, the procedures for removing trustees will be sent via email shortly for your review.
  5. AGM Announcement: An Annual General Meeting (AGM) has been scheduled for November 21st, during which trustees may be elected. Given the proximity of this date, we believe an additional SGM may be counterproductive. We trust that the AGM will address the necessary questions and allow owners to appoint a board that aligns with their preferences.
  6. Concerns Regarding Complex Matters: If there are specific issues related to the complex that you feel have been neglected, we kindly ask that you forward any supporting evidence to our offices for investigation and appropriate action. Please note that Solver Property Services acts solely on instructions from the board of trustees.
  7. Raising Rates and Levies: Please note that no managing agent has the authority to increase any levies or rates. This responsibility lies with the trustees during the budget compilation process, which is then subject to ratification by the owners at the AGM.
