<p>I rented a townhouse from SmileProperties for three years. After three years I moved out after sufficient notice . I waited a month and a half for my deposit. I received an email now which they informed me that on the instructions of the owner of the unit "Len " my whole deposit is being kept for mostly wear and tear conditions. I left the unit in pristine condition and final inspection was done . When I called them to query the deductions they refused to help me and was very arrogant with me . I got frustrated with the woman and eventually she threw the phone down. Smile Properly group Pretoria East.!! Be careful! Don't rent from them. You won't get your deposit back. !!!!! No service just rudeness! </p>
I spoke to the owner of Smile Properties today. He assured me that it is not his intention to withhold my deposit from me. Even though the deposit is being held in the company's trust account and even though his final inspection on my property that I rented at 16 Olympus County manor, Leander rd, Faery Glen proves that the townhouse was left in an immaculate condition it is the owner Mr Len Massencamp that is violating my right to have my deposit paid back to me. He is charging me for items that is wear and tear such as oven knobs , door hinges , few holes due to five photo frames in the walls , small patch of grass that dried up due to drought and water restrictions etc. All in all I am only getting R 500 or so back from my initial R 11000.00 deposit. The owner of Smile Properties brought prospective tenants a few times when I was living there and he said that's he is sorry to lose me as a tenant as I am very neat and clean and looked after the house. The lady that did the final inspection also said the house was left in excellent condition . I lived there for three years. Now Mt Massencamp is repaying me for my goodwill by keeping my deposit for wear and tear. I wish him well with that money. I hope that it will make him very happy and very rich. I just want to warn the public to think twice before renting a unit by him. Apparently I'm not the first one to be taken for a ride. My apologies to Smile and Dries.
