Golf course not well conditioned

Saw a membership special and decided to go view the course. Layout is interesting but the conditioning is the worst I've seen around on a full golf course. You can't tell the fairway from the rough, greens are extemely slow (might be allowance for abundance of game on the course - which is a beautiful site). The course can do with marking ending of rock-infested holes with red penalty area markings so the are options (3rd and 4th holes are cases in point).
