SA Homeloan operating with ******* home agents and unregistered estate properties( property was sold to me under false pretense and false marketing )

Concerns regarding the sale of property (Giving Me Nightmares) Account number : ********** Good day Out of a great burden with deep feelings, My dealings with Mopedi had a great start with prompt response; however that soured very quickly over a period of (One 1 Month). Disgusting response, poor customer relationship, passing the buck, ill treatment of customer, withholding information and down right repugnant attitude from Mopedi. After series of questions by me.

I would like to express the dissatisfaction I am experiencing from the purchase of the above mentioned property. I have been in contact with the seller (Mopedi) numerous times previously regarding my concerns however I have not received any joy hence I am now escalating this to you Mangera Inc to kindly assist.

The property was sold to me under false pretense and false marketing as I was made to believe that all was in order where as it is not the case. On the offer to purchase agreement, the seller committed to various repairs that had to be done and up to date the seller did not fulfill her promises. I had to fix some of the urgent things from my own pocket as the seller is not cooperating. I expect the seller to fully refund me all the costs I incurred in the repairs that I have done thus far on that property which were her responsibility. The seller assured me that she will fix everything in the property that I am unhappy with before she moves out, which she has not done at all.

Below is the list of the things that I am unhappy with in that property, which was communicated to the seller with no satisfaction received from her; 1. The wall fence by the gate that had cracks all over (of which I have already fixed and expect full reimbur*****t of the total costs)

2. The master bedroom door and its lock, the whole door had to be replaced and a new lock, which I have done already from my own pocket

3. Plumbing for the main bedroom as water was leaking everywhere and on every pipe, which I the buyer have fixed from my own pocket. 4. The whole bathroom set needs to be changed as it is not functioning well, the bath, basin, toilet

5. The closet door in the main bedroom must be fixed. It is a struggle to open and close the closet door

6. Electricity. Everything electrical that is touched in that property has an electrical shock, the geyser, stove, everything which makes me wonder how was the Certificate of Compliance issued in the first place.

7. The stove is not working, I was told that the stove is in a good working condition but that was false as the stove is not working, has never worked. The stove, hob and oven. 8. The ceiling in some rooms is not in a good state. The ceiling is not straight and seems as if it will collapse anytime. It’s shaped as if there is water in it that would usually be caused by a leaking roof; in this case I am not sure what the cause might be.

9. The swimming pool is not fully functional and the seller said otherwise. That also needs to be fixed.

The main building is a major concern as it is dangerous for the people living in it. The main concern is the electricity. Whenever one baths, there is an electronic shock caused by the geyser which is very dangerous. That property is not a good living condition. I have tenants renting there and this is also a big inconvenience impacting their lives, as well as my rental income should I lose tenants due to all these. I then question the authenticity of the electrical Certificate of compliance because if it was authentic then how was the electricity unresolved and the stoves replaced prior to the issue of the certificate.

The seller still owes me 7days occupational rent for the days she stayed in the property after registration date which I wish to fully recover. I would also like to recover all the costs I have incurred in the repairs I have done thus far in that property. I have not received any joy from purchasing this property as the seller is unfaithful and *************. The general feeling I am having about the House right now is regret. I know I have signed documents taking ownership of the house. And there are certain monies I have paid; like the deposit etc. I am not well versed in the Law regarding a situation like mine, but I am hoping for advice so that in the end I find some sort of peace of mind which I have not had since the evening of 14/12/2018.

I hereby sincerely ask for your intervention in this regard as the transfer attorney to assist me with resolving this matter and getting the seller to do the right thing.

First the agent is unregistered so that is now an issue that the board needs to resolve with this agent, i worked with them on the pretext that they are a registered agent. I requested the offer to purchase for my records and they refused to give it until we had to physically fight to get it from them which is very unprofessional.

Stop the agent from trading as an estate agent because we are of the opinion that they are registered and we expect a certain level of professionalism and we put all our trust in their estate agents only to find out now that they are not a registered agent, if I had known I would not have done business with them.I wonder how many people have encountered this type of service.

Secondly the agent is ignoring me in terms of assisting with the things that they promised would be fixed on the house, I also believe that the COC for the house was approved and yet the house was still having issues with electricity and electrical shock, this needs to be investigated as well. I as a member of the public was obviously duped without knowing and property sold to me under false pretense and bought thinking that all issues would be resolved and yet up to now nothing has materialized leading to me having to incur huge expenses as a result of their unprofessionalism. I wonder how many other innocent members of the public have suffered the same or worse than me.The property was sold to me under false pretense and false marketing as I was made to believe that all was in order where as it is not the case. I will escalate the mail on all social media and public newspapers just to educate the public not to fall a victim.
