I showed him what I wanted. I used my existing granny flat as the template. The current extension is a duplicate of my granny flat. Same size look and feel. Zinc aluminum roof sheeting, zinc aluminum flashing and the same torched on waterproofing. We discussed the cutter installation. I will buy the materials in the meantime and a plan can be made to have installed on a later stage.

31 March 2023 payment was made in full. My first biggest mistake. The quote indicated a 70/30 split. The 30% split was not that much so I thought pay it outright and then I know it’s done. I will never agree to this type of split again nor pay anything in advance anymore.

The second mistake. I accepted the minimalist generic quote given. Even though the generic template that was used indicated the relevant stages of the work it was used as a loophole not to fulfil what was discussed. Next time everything that was verbally discussed will be itemized correctly example waterproofing will indicate what type of waterproofing and materials used. Hearsay has no meaning if it is not recorded somewhere.

Mid-May 2023 80% of the roof sheeting was fitted. Just a quick bolt down. Sheets was very long, and we did not want to damage it by laying around.

Flashings, waterproofing were not installed due to bad weather. We needed 7 sunny days to get it done.

By mutual agreement on a weekly basis, we extended the installation of the roof sheets. We had bad inclement weather conditions for about 3 months.

29 Sept 2023 I restarted the conversation to have the outstanding work 100% completed. I started to push for completion off it as it’s been standing to long now.

16 Oct 2023 After many WhatsApp and calls I get hold of Mr. Wouter Louw. He mentions he will be coming around. Never materializes. 19 Oct 2023 After a few WhatsApp and calls I get hold of Mr. Wouter Louw. Mr. Wouter Louw makes a date again. 26 Oct 2023 Mr. Wouter Louw sub-contractor arrives and finished the flashings only. No waterproofing.

Mr. Wouter Louw has been Ignoring all my calls since early Nov 2023. Everything has gone dead since last visit from his sub-contractor - 26 Oct 2023.

10 Jan 2024 My wife eventual got hold of Mr. Wouter Louw via her office number. All my WhatsApp , SMS and calls are ignored. He mentioned that all work will commence after 15 Jan 2024 due to all workers still on leave.

16 Jan 2024 I got hold of him. He said he will phone back in an hour and half. Never materialized. 24 Jan 2024 I have been trying to get hold of him on a continues basis. He is ignoring all calls from me. I suspect my number is blocked by now.

26 Jan 2024 Mr. Wouter Louw sub-contractor arrives to complete the waterproofing section. Supply and fit new waterproofing system to pa****t wall and new side wall flashing 24m. He arrived with the cheapest lap and plak waterproofing paint on material. I rejected outright. No ways it will last the warranty / guarantee that was mentioned on the quote. 5 years workmanship and 8 years product guarantee. No ways lap and plak waterproofing is going to last 8 years. It hardly lasts 12 months if you really lucky.

12 Feb 2024. By sheer frustration I wrote my stressful and emotionally charged experience with Mr. Wouter Louw - https://www.facebook.com/wouter.louw1 from RUBITER CONSTRUCTION AND PROJECT MANAGEMENT - https://www.facebook.com/LaRubiter on social media. Four hours later I received a WhatsApp message from Mr Wouter Louw for the first time in nearly 4 months. He was not happy about the articles I wrote. I removed the articles on request and on the basis some money would be refunded. As per request I forwarded my bank details via email, WhatsApp and SMS.

14 Feb 2024 I appointed another roofing contractor to complete the work with the same quality and warranty / guarantee I envisage getting from Mr. Wouter Louw - https://www.facebook.com/wouter.louw1 from RUBITER CONSTRUCTION AND PROJECT MANAGEMENT - https://www.facebook.com/LaRubiter.

16 Feb 2024. Requested feedback on final invoice for work done and refund of waterproofing not done. I need this for insurance purposes.

To date after numerous emails, SMS, WhatsApp NOTHING has materialized. Calls are ignored or blocked.

After 173 emails, WhatsApp , SMS’s and phone calls I am at wits end with Mr. Wouter Louw - https://www.facebook.com/wouter.louw1 from RUBITER CONSTRUCTION AND PROJECT MANAGEMENT - https://www.facebook.com/LaRubiter. I have all the emails, screenshots, voice notes and call logs to prove it.

Mr. Wouter Louw - https://www.facebook.com/wouter.louw1 from RUBITER CONSTRUCTION AND PROJECT MANAGEMENT - https://www.facebook.com/LaRubiter has only been to site twice. Day of quotation and the first installation date. Since then, it has been an extremely exhausting exercise to get in touch with him or his company.

Beside being out of pocket with a few thousand rand, I doubt the warranties and guarantees that was assured has any value.

On a side note. I found this on the web. It is from a reputable site but cannot be sure 100%. It seems this company might be in liquidation - https://b2bhint.com/en/company/za/rubiter-construction-and-project-management--B*** - “is in process of liquidation on Nov 20, 2022. Deregistration due to annual return noncompliance.”

Maybe that is the reason why I am ignored.
