*****ing Landlord Profits

Remax Roodepoort has been managing 2 properties in Randpark Rodge for a few years now. Up until about a month ago, I felt they were trying their best to look after my interests as a landlord and look after my properties. Suddenly, when one of their tenants vaceted within the contract period without paying rent, I was notified and advised at that point that they had another suitable tenant and would not charge me commission for the placement as it was within a contract oeriod of the previous tenant. The insurance cover I have paid them out the shortfasll on rental which together with the deposit, I assumed would have been used to cover any shortfall in rates and utility bills as well as repairs required on the property. Instead, they used these fund to pay themselves R7k commission which they disguised on my invoice as 'Rates'. Now I receive my COJ account directly, and was only charged rates by them of R950, so I queried how this could be. Its been 1.5 months now and I have had various responses saying they were looking into the issue, however have not rectified the problem OR given me an explanation either. Since then they have ALL been ignoring my messages and emails requesting assistance, and proceeded to charge me double commission on another property for the same month that this tenants also pulled out within a contract period. They seem to be pocketing Landlord profits at an incredible fast rate, in preparation for what? sudden liquidation? Who knows. Apparently there was a burglary (that was one excuse `I received for no response on the issue) - did they ***** all the competent staff? Are they recouping costs from the burglary via their managed properties? This is the first attempt at exposing the sudden change in and possibly unstable business. I will be taking this further and have already started looking elsewhere for another managing agent better qualified and equipped to handle botched accounts queries. Any recommendations?
