**************** (New Development Houses)

Bought a house in January the services I got from R2M Properties is shocking from the beginning of April, I went to see what the delay was and I made a point to go see the progress every week. I realized that the property was used as a storage facility for building material used for other houses around. I complained to Leanne about this as I felt this was one of the reasons why the house was taking so long to be completed and she told me the property is not yet mine it is theirs so they can do what they want with it.

I was called for a handover on the 20 June 2017. When I inspected the property before signing a “Happy Letter”, I realized the following problems:

1. The doors were not closing and opening properly and the handles were not functional: I was promised that they will be replaced on Friday the 23rd June

2. There was still paint on the tiles and I was told it also be removed by Friday the 23rd June.

3. The storm drainage was not covered.

I was told that there next time we meet for a hand over, all the issue would have been completely sorted out. I was called for another hand over meeting on Wednesday the 28th June. The doors were replaced, however, the lounge exit door could still not open completely. When I queried that, Leanne said they will have to cut the door, which means there will be a gap on the door when it is closed. She also insisted that I should sign the happy letter or else the bank will not pay her company. When I refused to signed the happy letter, Leanne informed me that there is someone who will be happy to buy the house as is.

I have sent leann emails on Thursday 29 June 2017 as she promised to comeback to me she recieved my emails and read them. im still await for the Director (who are always unavailable to talk to me) Today's date is 03 July 2017. hopefully they will respond.

As per the response from MANDY REDDY from R2M properties dated 13 July 2017 response is misleading the property is not 100%. I moved in on the 29 of July 2017 Within the same week I saw lot of mistakes some of them I informed them about those issues they tried tricking me to sign the happy letter. the lounge door was not opening properly because the tiles were not level, Leeann Pearson said if I want the door to open widely/properly they’ll have to cut the door at the bottom and it will have the gap (once again as they always use labourer to save money) the door was cut and covered with the weather strip unfortunately for them R2M the weather supported me that’s when I saw that the door was cut at the bottom because of the wind pressure that was coming in I had to put newspapers just to stop that wind and the door has a crack on the panel showing through, it was sealed with a gloss paint the time I came for the final inspection hence I told them to clean the paint on the tiles so it dried off. Kitchen door it leaves a huge gap on the top left side when the door is closed (the door was left in the sun for long hence it changed the shape or the door frame is not straight (bedroom doors has marks like they were using a hammer to align them that happened before they paint them dents are visible again a very tricky and unprofessional conduct due to labourer again “don’t get me wrong I have no problem with R2M who they use to save money however it became my problem if I get a raw deal/poor quality house that I still need to pay for 20 years and I paid the amount in full like Mandy Reddy said my property is an “affordable market building package” Unfortunately for Us Company’s like R2M properties take advantage of us who only afford low cost houses as per Mandy’s words and to top it her Company R2M only provided 80% of the 100% we agreed on (as if we buying low quality houses we have no right to complain). I sent Mandy Reddy (Director/Financial Manager/Member) and Leeann Pearson (Operations Manager/PA to Mandy) last but not least Bheki Nkosi (Estate Agent). I don't think is too much to ask please 1 Replace both doors to close properly aligned with no gaps and the dent/chip on the wall light switch. If you are so certain about your SABS approved product why only give 3 months warranty.1 year warranty should suggest you have no issues with your product clearly that’s not the case.
