Pulse Living is a ****!!

I Elby Nhonho Phiri signed a lease for an offer to become a home owner WITH Real Housing Solutions in 2001, at an office in ennerdale. I had 2 agreements 1. An agreement for the house 2. An agreement to open an account for water and electricity at City of Joburg and I still have that agreement with me. I went to the City of Joburg in 2003 to get the account opened but that never came to pass, i insisted with Real Housing to assist me and still that didn't materialize I used to receive my utility accounts from City of Joburg via post from day one, and one time I later discovered that my utility Bill's were skyrocketing so I then visited the City of Johannesburg office in braamfontein and i found out that I was being billed for 2 meters and not one, and I was told that it's under investigation and it will be fixed, so I waited as they said they will get back to me, fastforwarding to 2010 I still noticed my account is not improving, I decided to go back to the municipaliy to find out about the case, I was told that the second meter account does not show on their system anymore, and Till today I dont know what went on with that account. Recently when I contacted one of the consultant from Pulse who always looks into my account she said she was going to check that case and till today I am still waiting, very *********** of her! I even have conversations I had with her on my phone as proof. So I then started receiving invoices from Pulse Living (no longer Real Housing) and the invoices no longer showed the Joburg Logo, Pulse started claiming that I am owing them for which I did not even open the lease with them. How can they even take over an account they dont know and say to me I'm owing, their billing invoices don't even come as an itemized billing with all the breakdown of the amounts to make it easier for the reader to understand. What about the payments i always make monthly at the Joburg water? I for one, I know Real Housing Solutions, I don't know Pulse. My daughter then wrote a review a week ago here on the platform (hellopeter) and the reply i received from Pulse was that Real Housing was never liquidated. I quote "Pulse property managers is the managing agent for Pulse Affordable Housing known as Real Housing Solutions, Real housing was never liquidated and the business is still in full operation" Which is a lie, because one the Pulse Living managers by the name of Tilla Viljoen said that they have sent emails to their clients including me, informing us about the changes within their company. Changes that Real Housing has been liquidated, which I told her that I didn't receive an email from her, so why do they come to the hellopeter platform and lie and say the company is still In operation? and luckly I managed to get ahold of the two agents that opened the contract for me and helped me to sign the contract agreement and they both agreed that real Housing was liquidated. Which means that the Pulse team is guilty of lying on a well respected platform claiming that they were not liquidated! But privately I'm being told that Real Housing WAS liquidated, this proves that many of us are being **** to and ******* to paying unreal figures. To backup my statement I have a Title Deed i drew out from the deeds office that shows that Real Housing sold the house I'm currently in to Pulse living and it shows the amount they had purchased the property for in BLACK AND WHITE So why lie that Real Housing is still in full operation if it sold they're properties to Pulse?

Secondly, where do I report this matter about the invoices I keep getting from Pulse because when I went to one of the Pulse living branches in roodepoort my name was not appearing on their system, my information did not appear at all. Siya one of their agents said its because they don't know me at that branch, only the branch at eastern cape deals with bonds and houses. Which means the only way I can get help is to travel all the way to eastern cape, which is generally unrealistic

I thought Pulse uses the same system with all their branches? I am confused, please enlighten me. So if a customer has a query like I do, and I would like to speak to someone one-on-one where do I go to? Another point i want to make is that Pulse team also wrote on the reply from the review my daughter sent, I quote "we are not affiliated with joburg water and our invoices only reflect our company logo" How so because, 1 : years ago when my account used to be handled by Real Housing I used to receive my invoices from Joburg water with all the break down of the billing, and I want to know how and why that method changed? 2: if Pulse is not affiliated with Joburg water where does the they get their billings and amounts from then, because I get my water and electricity from the municipality. One thing I can testify is that you are billing me incorrectly because no one from Pulse or even Joburg water has been to my premises to take a meter reading in years! Maybe they no longer care about Yeoville because of how the area changed violently over years. Nevertheless, where exactly does Pulse get their figures from, I want to know that

And also What I desperately ask from Pulse right now is to present all the invoices that show all the payments I have made starting from the date I signed the lease agreement to the end date. Also draw out all the receipts which sho w all the payments I have made and have been making to the Joburg water. Because Im sure you are not aware that I have been paying my water bills directly to the municipality. Please do that for me and we'll take it from there.. The amount you claim that I am owing I will not pay because those figures have been tempered with. I have my proof that I have been making payments, and I want the world to know that you are a ****!!

You entered into a Lease to Own Agreement ("LTO") with Real Housing Solutions on 24 February 2001. In terms of the LTO, you rented the property for a period of 15 years, with an option to purchase the property. 

Real Housing Solutions changed its name to Real People Housing and then to Pulse Affordable Housing. This company with registration *** is still in business and was never liquidated.

During 2010, the property was transferred to Real People Urban Properties. All clients received communication to inform them of the change in ownership. Real People Urban Properties changed its name to Pulse Urban Properties. 

Although your lease term was for 15 years and you have paid the rental, you stopped paying the rates and insurance charges that formed part of the monthly payments. You also did not make regular payments for water and sewerage as per the LTO terms and your outstanding debt has amounted to R748 917.

The municipal account is in the owner's name, who is making payment of the monthly charges to keep the account up to date. These exact charges are on-billed to you on your monthly utility account. Despite our request that you pay your water and sewerage as per Pulse's monthly utility accounts, you insisted to make payments directly to COJ, without providing us with proof of your payments. We have however been able to pick up your payments on the COJ statements and have credited your utility account accordingly.

The water meter query regarding the 2 meters was resolved in 2018 and COJ passed the necessary credits for the double billings. These were credited to your account accordingly. You have also sent us a picture of the water meter reading, which corresponds with the reading on the COJ account. The account is therefore accurate. This has been communicated to you.

Our records show numerous communique between our LTO department and yourself, confirming that all your queries were responded to.  It is also unfortunate to note that some of these communications show unnecessary racial and derogatory remarks made by you towards our staff members.

During 2017, you also raised queries regarding your LTO and utility account through Scorpion Legal Protection Case 759133. All documents, statements and explanations were provided to them and we did not receive any further communication from them after that.

Please note that our Johannesburg branches do not deal with LTO accounts and would not be able to access your account. We could however provide them with all the necessary information and statements, should you wish to visit our office and have someone go through them with you.

Our company is very transparent when doing business and we welcome any further investigations into the way your account is being dealt with.

Good morning, it's been hard and saddening about what's on. Tilla told me to sell the house. I will do just that, seeing that you have no heart for a black person, so I will sell this house..

I keep having sleepless nights, and I dont want my children to suffer.
If I knew what I was getting myself into, I would have done things a lot differently. I dont know how many other families are going through this because of Pulse. Like Tilla said I must sell this house and pay them their money! I will do that Tilla, you dont feel shame nor feel any remorse whatsoever
You raise your facts about about me being racial, what about the time you told me to move outside of the house and go look for a shack? Is not that being racial.
I will tell my lawyer to draw up all the receipts of the payments I've been making to the municipality, and forward them to you. So you can recalculate the amounts.
