****** indeed , not disclosing all payment details, there is no clause about "all municipal and other services" in the contract . I have noticed the same with the apartment I live in. I asked how they measure sewage and refuse usage because the amount is not constant and differes from apartment to apartment . They refused to give the details, because my name is not on the lease agreement , really? But when you get the money you do not ask who is paying . Charging huge amount on sewage and refuse when you do not even supply refuse bags. COJ charges less for sewage and refuse in a decent complex, I know. Oh one more thing, you park at own risk but you pay, really ? No cameras, no body guards your car and if someone scratches your car, it is your problem.

Pulse manages the property on behalf of the landlord.

Please refer to clause 6.1 of the lease agreement, which clearly states that the lessee will be responsible for all municipal service charges, including but not limited to electricity, water, refuse, sewerage and fire levies. Charges for refuse and sewerage services will fluctuate in line with the municipal accounts. 

The parking charge is for the letting of a parking bay inside the complex. Vehicles are parked at own risk, as per the disclaimer notice.

There are security cameras at the entrance, as well as 24 hour security guards.
