Ridiculous Water and Electricity readings
I have a tenant in Saffron Gardens and my account number is 132771. The amounts are just going up every month from R382.00 in January 2020 to R1643.00 in August 2020. They started by blaming Lockdown, then winter and now its rates increase, this is insane.
I have sent them emails and always get Auto Response and no body bothers to address the problem. How can two or three people use that much for cold and hot water? We bought this unit in 2015 and has had different tenants but we never had this much account in a month.
I also stay in a complex and my account did not even increase by 20% since the rates increases.
Other people are advising that we avoid renting in complexes where Protea Metering in supplying these services but what about us who are property owners? We invested in these properties and we cannot let Protea Metering ******** destroy our investments opportunities. If they are not getting enough revenue because of lockdown, they must not punish/cover the loss from the people who are paying. Lockdown affected almost every one in a way or the other, even people who are paying.
Please sort out your mess and I need refund of all the over payments I made.

Firstly, you are very uninformed - none of the payments that you make are funds for Protea Metering - we are collecting electricity and water funds on behalf of the Body Corporate who are responsible for ensuring that the bulk account is settled in full and on time to prevent the Council from suspending the supply of services to the complex.
Secondly, the hot water supply comes from a centralized heating system. Apart from paying for both hot and cold water according to your unit's actual water readings, you are also paying for the electricity consumed to heat up the amount of kl of hot water that you are using. In a normal household the energy consumption of the geyser makes up about 75% of the electricity bill.
Only the residents of a household have control over the amount of kwh or kl that is consumed. Taking the readings does not give us any power over how much a tenant is using.
Do you really think that the lock down conditions would not affect the consumption of electricity and water? The reality is that as a nation we were all affected with conditions that were never experienced before in our lifetime.
And yes - of course the cold winter temperatures will most certainly affect the heat pumps and geysers and much more electricity is indeed used to keep the water at the selected temperatures.
As for the tariff increases - we are not managing ESKOM and we are not at all involved in the annual tariff increases or the factors that make these increases necessary. And it is ******* to use any other tariffs than those promulgated by each relevant City Council.
You have access to your water meters. If you find that the readings reflected on an invoice are not in line with what is actually reflected on the meters, therefore making the invoice incorrect, kindly provide pictures of the meters reflecting incorrect readings. That proof of incorrect readings will most certainly be used to do account corrections.
