Excessive commission on a solicited sale

I was approached by one of their northern suburbs representatives who advised me not to make improvements to my house (in Glenhaven Bellville) as I would be wasting money and that I could get a certain value for my property. I sold my property after having been convinced by the representative just to find out that I paid commission on my property that is the equivalent of a commission on a property twice the value of mine!

The representative and his colleague carefully considered what they told me in our discussions to be later used against me to cover the fact that I was almost forced to sign a contract without numbers.
