DONT BUY A HOUSE THROUGH PROPERTYCOZA

My husband and I bought a house through Propertycoza last year in George, note that this is the first time we bought a property so we were fully reliant on the agent to inform us on how the process works. During the whole process we asked a lot of questions and got quick answers and was reassured of the process and one of the question we asked was, where is the house plans?, the agent told us via telephone and in person while we signed the offer to purchase that the bank will provide these documents to us once they have conducted their inspection of the property. the bank did not do an inspection and therefore these documents were never produced.(which we later find out it has nothing to do with the bank) the transaction was finalized and being very excite to home owners, this was not on our list of priorities. A month later getting all the paper work to change the municipal accounts in to our names, we ask them what is the process to get the plans of the house as we would like to make some changes when we get the chance. ALL the people we spoke to at the municipality inform us that we should have received the plans when buying the property and either the owner or the agent was supposed to have given this to us. which did not happen. Once receiving the plans a few months later, we were shocked to see that all for side of the house is over the building lines and three of the areas in the house are not approved and even present on the building plans. Our lawyer drew up formal letter to address the matter with the previous owner and with Propertycoza, which they bluntly stated in their formal responses letters that we NEVER ask for the plans, which in actual Fact we spoke to the owners and the agent about this before buying the house in three separate occasions. Also note that the agent never disclosed to us that she is working under supervision and is not a fully qualified agent, so why did we sign document without her superior present? Now it will cost us over R50000.00 to have new plans drawn up, to sent it in for approval and to pay the penalties for this. But if it is not approved i have to break down three areas of my house including the whole upstairs roof area. If we were to choose the take these horrible lying people on in court that will cost us a further R 55000.00. it just shows you that these people prey on people and use the justice system to their advantage.
