Unacceptable Service from Pretor Staff (Appointed Property Manager for Scarlet Park) - Building Insurance Claim Outstanding Since Sept 2018 (9 Months Ongoing)

This matter relates to an unsettled insurance claim (Damaged Roof and Ceilings due to Roof Leaks) regarding my unit in Scarlet Park, first registered on the 28th of September 2018 (Pretor - Doret Hatting), which remains unresolved (9 months ongoing). As a result of Pretors' lack of interest, coupled with the unacceptable level of service received and the time taken to resolve this matter, I now am in a position where I risk losing my tenant as they have only been able to use 1 of the 2 bedrooms that they have been paying for.

This claim follows a claim registered in March 2018 for the same damages, where the appointed Pretor Contractor (PJ Pro Services), only repainted the damaged ceilings but did not repair/replace the damaged areas and/or roof tiles. However, this contractor denies that the 2 incidents are related and has refuted any accountability for the additional damages incurred.

I must also highlight that this is not the first insurance claim I have registered with Pretor for the exact same issue, but the fifth (5th) claim since 2016 when first buying the property directly from the developer. All of the 4 prior claims required constant escalation and follow ups with Pretor in order to have these claims approved and repairs performed. There is also email correspondence where Pretor themselves (Michelle Bosman), relating to prior claims, admit fault in the structural flaws of the complex that will continuously allow for these incidents to occur.

Last correspondence received from Pretor (Angelique Takacs) was on the 21st of June 2019 where Pretor is under the impression that the repairs were carried out in May 2019. We responded to this email clearly indicating no repairs were carried out where the appointed Pretor contractor (PJ Pro Services) only carried out the initial assessment and indicated that a report and quote would need to submitted to Pretor thereafter. Since then, we have had no further communication from Pretor but appears as if we are back at the beginning where Pretor has no record of what has or has not been done.

I must also highlight that Pretor happily deduct without delay or exception over R 2 000 a month for levies (2 bedroom apartment) yet this is the level of service provided. These monthly levies are almost equivalent to the some of the high end golf estates in Pretoria.
