DON’T RECOMMEND

I moved out approximately two weeks ago, and since the inspection there has been no communication from your side. I only followed up to then be informed that you were still waiting for a maintenance quote. When the quote finally came through, I was surprised to see that I am being charged for multiple items that were either pre-existing issues or matters already reported and acknowledged during my tenancy.

For context: • When I moved in, there was no hot water in the unit. Your agent arranged for an electrician who removed the timer and the DB box cover. I am now being charged for replacing that cover, despite this not being my doing. • There was an issue with water splashing during showers, after which the owner decided to install a shower door. During delivery, the door was scratched, and this was known to the maintenance person (Given). I am now being charged R4,000 for this damage. • The bedroom shelf collapsed around February. This was reported and known, yet I am still being charged for it.

I have accepted these charges purely because I was told there is “no evidence,” despite these issues being reported at the time.

What I cannot accept is the following:

The entire flat would flood daily when I showered or cooked. I have submitted clear evidence of this. I am now being charged for mould, even though I cleaned it, and despite the cause being an ongoing structural issue. I am additionally being charged R1,200 for cleaning, yet I have requested proof of this cleaning and have received none. Only blurry photos were sent, with no after-cleaning evidence provided.

What is confusing is that I am being charged for repairs and cleaning—for the same issues. I was initially told to provide evidence of mould above the walls, which I did, and now I am simply told to “accept it.”

On top of this, I experienced a break-in involving one of your employees, where my belongings were taken. This individual was merely moved to another estate. I have witnesses, yet I was never compensated nor even formally apologised to.

I am now being told to sign off on an inspection and deductions relating to money that I solely paid for, without fair consideration of the facts. I do not understand how a single agent’s version becomes the final word with no escalation or proper investigation. I have contacted head office and even attempted to reach management, with no response.

At this point, I am being told to accept R6,500 of my deposit, take home R4,000, and still be subject to potential additional charges. This does not feel fair, transparent, or justified.

I am requesting a proper review of these deductions, supported by clear evidence, and fair consideration of the issues raised above.
