<p>I would like to start this review by saying to the public, PLEASE DO NOT USE PAM GOLDING!!!</p> <p>I really believed that dealing with a company as Pam Golding who are so prestigious in the real estate industry that all their ducks were in a row - that they survived in the industry because of honesty and integrity... clearly i was wrong!</p> <p> </p> <p>This is really a disappointing experience for my husband and I, for the time dealing with Pam Golding, our experience is beyond disappointing.</p> <p> </p> <p>We decided to move to the Alberton area in January 2017. We found a newly built complex in Mayberry Park called the Summit, we noticed that Pam Golding has been handling the property.</p> <p>I contacted an agent - Tristan Vermaak, he advised that there is a unit available that we could rent, we immediately set up a viewing - </p> <p>Upon the viewing - I liked the unit - it was neat inside, modern, cosy for just two people, the outside of the unit was a different sight altogether, the paving was not done, there was rubble outside near the gate, Tristan asured us that this was going to be sorted out - understanding that the complex is not yet completed and believing Tristan, we went forward to persue the unit.</p> <p>Tristan whatsapped me a break down off all the fees that needed to be paid upfront,</p> <p>*Rent R6200.00</p> <p>*Deposit R6200.00</p> <p>*Utility deposit R300.00</p> <p>*Admin fee R684.00</p> <p>*Inspection fee R855.00</p> <p>total R14239.00</p> <p>I advised Tristan that I could pay R8039.00 on that day, the outstanding R6200.00 I would pay once we got our deposit back from our previous landlord, he agreed. We made the payment, on the 30 December 2016 I asked him if he could please open the house for us so that we could put our things in, he could hold onto the key intil the deposit was paid, our previous landlord was not giving our deposit back until all our stuff had been moved. Tristan said he was unable to do that,we could only have the key / access once all money was reflecting.</p> <p>after sorting ourselves out and moving things to my parents in order to get the deposit - we paid the outstanding amount, Tristan brought the key on the afternoon of the 31st - we signed the lease a few days later</p> <p>Tristan advised us that we had 7 days to let him know of the snags and things that we were unhappy with - should we notify him later then 7 days - replacing and fixing would be at our cost.</p> <p> </p> <p>I emailed the snag list to Tristan a few days later (before the 7th day) and it was sent to him via whatsapp.</p> <p>3 months into our lease NONE of our snags were attended too, everytime I asked Tristan about it - he said - ag sorry man, I emailed it to the maintenance department, have they not come back to you?! He went on to say I will speak to Yolandi and get back to you- and there would be no further contact until I asked again...</p> <p> </p> <p>Through frustrations, there were eventually email correspondence from Yolandi, the developer Yair was brought into the conversation, yet there was no response from him, </p> <p>Yair'site manager at the time kept telling owners and tenants that there is no funds to complete the buiding, some weeks later the site manager said that the paving has been ordered but till date no paving has been delivered to the complex, </p> <p>Yolandi advised that Yair attending a meeting with them and solutions have been put into place, she said that they will attending to the issues, Yair then said some time later that no paving will be done until phase 4 is completed </p> <p>Yolandi emailed me saying that the snags in our unit will be sorted out, she had a meeting with Toufique- the site manager - however, at the time of her email, Toufique was no longer the site manager- so what meeting did Pam Golding have with him?</p> <p> </p> <p>At the end of Feb - we got our statement from Pam Golding, billing us our rent and an additional R600.00, till right now, no one at Pam Golding can tell me what the R600.00 is for, Tristan says it is part of my deposit and stuff... remember that he said i could not have the keys until all the funds were paid, where did the R600.00 creep in from???</p> <p>I called Tristan last week Thursday (13 April 2017) he said he will come back to me as to exactly what it is for as all he can tell me was that it was a miscaluation on his side... (who miscalulates R600.00- arent these fees and charges standard when dealing with rentals? ) a week later, I still await hearing what the R600.00 is for.</p> <p> </p> <p>Over and above that, at the tim of signing the lease, I asked Tristan what was the water bill like, he went on to say not more then R200.00, we have budgeted R6200 for rent, R250 for water - yet at the end of March we are billed R500 for water, R6200.00 for rent and R600.00 for who knows what, from agreeing to R6400.00 we are slapped with a bill of R7300.00, I asked how can our water be R500.00 we are two people living there, being newly married- we are hardly at home weekends and evenings, during the day we are both at work... Tristan advised that this R500.00 is an ESTIMATED amount as they are not yet being billed from the munciple - next month can be more or less, he cant say</p> <p>So April my water bill could be R1000.00 and i will need to just pay this estimated amount???</p> <p> </p> <p>We then decided to give notice, Yolandi came back saying that the owner has accepted our two month notice period - however we now need to pay a penalty fee of R 2756.52 for terminating the lease before the 1 year.</p> <p> </p> <p>My questions are:</p> <p>When will they own up to the the fact that they *****ed u[p?</p> <p>They have not kept to their end of the contract - we live in a terrible state- who holds them responsible?</p> <p>How do they justify a R500.00 water bill and they cannot support this amount with a legal proper reading from the munciple?</p> <p>How do they justify the R600.00 that we apparently did not pay at the onset? further more on this point, NO ONE called us to advise us that this was the situation, we just get billed the amount with no explaination...</p> <p> </p> <p>They are just exploiting and minupulating every situation to their advantage and taking addtional funds from people illigally and people are just paying it because they dont want law suits and judgements against them...</p> <p>this is DISGUSTING and I pray that their schemes and plots backfires and someone is able to take them for all that they are worth.</p> <p>I will never do future business with them, I will advise anyone and everyone not to get involved with them, they sing and dance to every song and tune to get a lease and a sale but ***** people over... </p> <p>No one else in our complex has been billed for water yet, why us? </p> <p> </p> <p>they are ******** and ******s with no business or human ethics!!!!!!</p> <p> </p>
