Defaulted to recoup tenant service charges & rent

I appointed Pam Golding as letting agent for my cluster in Parys. The agreement worked well initially whilst capably handled. Good communication and issues were resolved amicably. Towards the end of the agent's term and changeover to another agent, competency changed. I sent the municipal accounts monthly to the PG Parys office, denoting the tenant's portion as per contract. In a 15 month period, there were only 2 payments made. It was told telephonically that the outstanding monies would be taken from the deposit. At the time of the renewal of the lease, the document was not forwarded to me for signature. Had it been done, I would have noticed that an attachment to the lease listing remotes, keys and fittings was missing. A special condition that the tenant had to take cognisance of, stating that the property is on the market and if sold, the lease would be terminated with 1 month's notice, read: \house is on the market".
