Deceptive practices PamGolding's agent

I recently encountered a profoundly unsatisfactory rental experience with PamGolding, involving the lease of a cottage situated at 280a Quorn Drive through one of their agents. Regrettably, I found myself ensnared in a situation that I had not anticipated.

My initial observation was that all property maintenance work was exclusively entrusted to the agent's close family member. Notably, whenever a repair was warranted, the agent consistently engaged this individual.

During interactions with fellow tenants, a disconcerting pattern emerged in which the agent seemingly devised a stratagem to withhold security deposit refunds upon tenants vacating the premises. This stratagem involved raising maintenance claims, followed by the presentation of quotes for repairs by the agent's relative. Alarmingly, these repair quotes consistently exhibited an egregious level of inflation, often surpassing or equaling the total deposit amount, thereby leaving tenants financially disadvantaged.

I personally witnessed two instances in which tenants were unjustly deprived of their deposits and unjustly charged for items that were not within their purview. In one such case, a tenant endured a two-month period without electricity due to the inability of the agent's relative to rectify an electrical issue compounded by substandard wiring within the property. Remarkably, despite the tenant's considerable inconvenience, a substantial portion of their deposit remained withheld by the maintenance contractor associated with PamGolding. Furthermore, the agent leased the property to subsequent tenants with known electrical faults, leading to their premature departure and forfeiture of deposits. This cycle continued, with the next tenant being subjected to deposit forfeiture.

Upon receiving a warning from a departing tenant regarding a similar fate, I, albeit naively, ensured that the property met all requisite standards as my lease neared its conclusion and would not be extended. Unfortunately, my earnest efforts to restore the property to its original state were met with an unforeseen obstacle. Specifically, although I had taken measures to address the minor discrepancies, such as repainting, the chosen paint color for touch-ups slightly differed from the original wall color.

Subsequent to the inspection, I was presented with a quote from the agent that was astonishingly equivalent to nearly 96% of my deposit. I was utterly astonished by this quotation, which had been prepared by the agent's family member. Evidently, the same deceptive practice that had afflicted previous tenants was now targeting me.

In response to this flagrant injustice, I sought an independent contractor's quote for the same work, which amounted to less than 10% of my deposit. It became evident that this was an ongoing scheme that required intervention.

In light of these circumstances, I reached out to the property owner, who, fortunately, had resumed occupancy of the cottage subsequent to my departure. I shared my distressing experience with her.

It is deeply disheartening to witness such a blatant lack of professionalism and ethics on the part of a PamGolding agent, who has seemingly been able to perpetrate these exploitative practices with impunity, preying upon unsuspecting tenants.

Following the landlord's intervention, my deposit from PamGolding has been successfully refunded. It is my sincere hope that such practices will not be employed by agents in their dealings with unsuspecting tenants in the future.
