Bad repair and maintenance service, no follow-up!

My experience has been as a tenant since starting to rent in Bloemfontein back in 2017, first in Paul Roux street, Dan Pienaar and then again in Heuwelsig (2019 until now). The first property was a four-bedroom freestanding property, the second and present one is a townhouse in a complex. On both occasions we have had to deal with the PGP agency with regard to repairwork and in both cases they are bad experiences. I am a loneparent renting with a daughter and find that security is a huge deciding factor when choosing a property. In the Paul Roux property, my sunroom door, leading into my house, got broken due to being old. I reported it on many occasions and they repaired it with cheap door handles. In the end I had to use a chain and bicycle lock to keep us safe. Fast forward to 2021, I reported my electric fence back in December 2020 getting blown out by a thunder storm and I've since had a neighbour in the adjoining complex trespass on my property and chop down the trees *******ly because she knew the fence was non-operational allowing her workers to jump over the wall. It is nearly May 2021 and still no repairs of the security fence is in sight. My motorised garage door was faulty and 'repaired' back in 2020 before lockdown. It subsequently broke down again in December after starting to be used more often from October 2020. I reported it, countless service providers came to give quotes and still I have a non-functional garage door. I mention only these big problems as there have been ongoing minor issues arising since I took occupation in October 2019 that have been reported and repaired but not followed-up on. I have written emails, threatened with legal action, called and even visited the office, but still, no action is being taken. What recourse is there for us as tenants if agencies can just abuse and use us at will? Yet every month I get a regular notice, like clockwork, to pay my rent and municipal fees. This I always do on time yet I'm 'rewarded' with bad treatment! Help?
