A truly bad experience with Mr Lavis, Overberg Property Maintenance and associates.
<p>In July 2018 Mr Gary Lavis under the employ of Overberg Property Maintenance, 30 Main Road in Sandbaai, Herm**** undertook to continue to install a fire sprinkler system to our thatch roof. This undertaking followed a previous contract we concluded with Greentech Electrical and Plumbing in June and for which an amount of R22 141 was paid (70% for material as deposit) on 12 June 2018. Mr Riaan Jonker of Greentech never started with the project – his last communication and undertaking to us was the he would start by 11 July. That never materialised and Mr Lavis then shortly thereafter called on us, mentioning that Mr Jonker was then based in Cape Town and that Overberg Maintenance was the local partner. Mr Lavis advised us about our additional request to Greentech’s original quotation - the provision of sprinklers on both sides of the roof capping. We received a quotation from Overberg Property Maintenance to have the sprinkler system installed with the existing material from the Greentech contract plus the additional 44 sprinklers. We accepted a quotation of R36 783.00 and paid a deposit of R27 587.00 (70%) on 1 August 2018 to Overberg Property Maintenance. Since then and until we cancelled the contract in January 2019, the project was characterised by Mr Lavis’s complete unprofessionalism and apparent lack of knowledge of what was required for the system to work. He had been misleading and dishonest as to the progress of the installation, continuously made and broke promises, seldom appeared on site with various excuses of urgent air conditioning work keeping him busy elsewhere and he just ignored, or seemed incapable of , to complete the installation. Ar a rare meeting in October 2018 he undertook to complete the project within three days. After an ultimatum to him in December via our attorney to complete the project, we cancelled it out of sheer frustration in January 2019. It had never been operational – because of what Mr Lavis blames a faulty (albeit brand new) booster pump. In correspondence afterwards with his then apparent associate, Mr Deon Coetsee of the Africa Air Group, Mr Lavis claimed that, bar the broken pump, they had completed the job according to their quotation. Part of their quotation read: Make channel and capping clean. Waterproof channel before closing after fitting pipe and sprinkler system. Close whole capping with waterproof and cement mixture material. Paint capping after drying. The capping is still totally damaged and none of the actions specified above was ever carried out. In addition to his non-performance Mr Lavis is also dishonest. His quotation specified 44 sprinklers (@R516 e.a.) After his installation, only 30 were installed and he promised a revised quotation. That never materialised, neither did a letter demanding the repayment of of 14 sprinklers for R7224.00 from our attorney to him, and copied to Mr Coetsee, moved him to pay. Two subsequent contractors whom we have asked for advice are of the opinion that the system would never have worked with the size of the sprinklers and the pipe dimensions which Mr Lavis had specified and installed.
