Getting charged for a service that was not provided

I am renting a place through Only Realty rentals, the Centurion branch and i am highly disgusted by the way they treat their clients and the fact that they charge their clients for a service that they didn't provide. They charge a monthly statement fee of around R 45 per month and then do not send you ANY form of statement or communication whatsoever. Then after only 10 months of staying there, then they send you the first statement for the period that you have been staying there telling you that your account is in arrears and that it will reflect poorly on your payment profile and they demand that i pay the whole amount although the service they are charging me for was never provided. Why would anybody pay for a service that wasn't delivered. I will personally NEVER deal with them again !!
