Did Olivier & O’Connor as well as Rawson Properties **** me?!

I was in the process of buying a property through Rawson(Brakenhurst Branch) servicing the southern suburbs of Johannesburg. We signed the the offer to purchase unaware of a clause that we took for granted to verify since the standard we are used to, is that payment of commission is done at registration of the property. But in this transaction once the suspensive sale agreement terms were met by us the buyers(deposit of R550000 plus securing a loan which was granted in part therefore we had to pay in the balance or R 1 150000), the transfer attorneys(Olivier & O’Connor) paid the commission fee to the agent months before transfer process began and suddenly things started going downhill with the seller who then decided to cancel the sale of the property, walking away from the transaction scot free and us the buyers left with paying transfer attorneys wastage costs of about R45000 and the bank(FNB) also claiming from us cancellation costs of about R75000, on top of the agent’s commission of R250000!! is this a fair practice by these organizations or was i ****med?! i need some clarity from all these organizations. Firstly the transfer attorney and the estate agent seem to be close as they do business often and play golf together; so at some point i had contrasting stories coming from the agent and the transfer attorney (John O’Connor). When the buyer sent mail from her lawyer saying she is cancelling the sale of the property the transfer attorney asked me what i would do about my commission that was already paid to the agent. The agent from Rawson (Johann Van Tonder) contacted me to ask if he should speak to his litigation lawyer to see if he can assist me because the cancellation by the seller was ******** and uncalled for. He said that my deposit was still safe but when i asked what the attorneys had paid him he said he did not remember but he only got a portion of the money so far, yet Mr O’Connor had actually said that they had paid him in full. I’m trying to understand what went wrong here and why am I paying for a transaction that I tried so hard to do my part and now I’m paying on all fronts. I paid my deposits on time and secured the finance on time and basically met all my obligations to this transaction. Instead the seller who took her time to meet her obligations had the audacity to send lawyers on me to say the process was taking too long when she herself could not secure a letter from council for clearance on her property!! She now found another buyer and cancelled the sale but the agent, transfer attorneys and the bank choose to claim their money from me a young female business owner even though i am not the one who cancelled the sale??!! what was i supposed to do? force the sale and incur more costs from other lawyers now!! this is ridiculous and I want answers on whether this was a **** or not Mr John O Connor since you have known the seller for many years and her struggle to sell her property!
