Morning Law On Call, My Name is Nolulama P Maliwa ( ********** 275084) In August 2016 I spoke to P Khoza the builder to build me a house and we agreed on that he will build my house, he quoted me for material, labor, electricity tubing, plumbing and plastering as per the quote attached which was R170 000.00. When he started working on site he told me that he under quoted and asked me to add another money which we agreed that I will add R40 000.00 and I paid that money as per the attached proof of payment, which in total i paid him R210 000.00. Weekes went by with some work being done but when he was about to put the roof he told me that that place has water problems underground which needs a plumber to install some pipes under to redirect water to the other direction which I got a plumber to do that and he is starting today. Khoza wrote me a letter asking me to write a letter permitting him to proceed with work even though the site needs plumbing pipes, which I refused to write because I saw this a trap, Khoza knew that what he is doing will damage the property and it will have cracks so he wanted me to write this letter so that when that happens he will be safe and I will take the fall for it, even though it is his material and work that will cause damage to the property. The problem I have is that on Saturday I got an engineer to inspect the pace and the progress and I asked Mr Khoza to be present as this will affect him but he did not come. The engineer evaluated the building and had some findings that are not ok, most the wall work is not up to standard and the roof that Mr Khoza had started to put is not ok, the timber he is using is not treated and looks like something that has been taken from the dump. When I spoke to Mr Khoza about this, trying to arrange a meeting with him he did not take my calls and did not reply to my messages. I tried to arrange a meeting with him for Monday but he did not come and I tried again for Tuesday and he also did not come but when I got on site Tuesday after =noon there were 12 men who were working plastering trying to cover up all the faults on site. When I asked them what they were doing they told me that Khoza asked them to plaster the walls, I then asked them to stop and leave my site, I tried calling him but he did not take my calls but when the guys onsite called him he answered his phone, I then asked the guy for his phone to speak to Khoza, when I asked him what is he doing what are these guys doing here as I told him that he must not do anything as we need to meet and discuss the findings and the way to fix them, he told me that I have no right to ask the guys to stop working as they are employed by him, I then told him that I have every right as this is my property. I tried several times to contact Mr Khoza but he is no badging. Attached is a Quotation from Mr Khoza with his NHBRC certificate (Reg Number: 6931) issued on the 30th May 2016 Proof of payments Plot document form Induna A letter that he wrote for me to permit him to work. Your assistance will be highly appreciated as I do not want him to continue with work, I just need my money back and I get someone to finish off my house., I have even thought of going to the police or court of law to report him but I thougth I will start with your advice and assistance, I have reported him on LawOn Call my fnb lawysers but still i had no response from them and also at NHBRC where he is registered, i also sent an email and called last week but still no anoswer.
