Fungus in the roof caused by poorly ventilated new roof
Fungus grew in our roof a few years after Metro Roof replaced our tiled roof with a Chromadeck roof. Fungus grows on untreated wood (the house is 100 years old) in the presence of moisture and poor ventilation. The roof is solid but it was not adequately ventilated and Metro Roof refuse to take any responsibility for the consequences. Metro Roof director, Tom Pea****, writes on 7th July "Unfortunately Metro is not a ventilation or damp specialist and does not have the expertised in-house to carry out this work". On the 22 July Tom writes " ... we can install a whirlybird to provide more ventilation.This would be charged at a cost of ZAR 6500 for the additional work. Our schedule is very booked up at the moment, but I would do our best to squeeze this in".
As you have mentioned the old battens are very old and not treated which is the major cause of the fungus/substance. All the other timber in the roof (Our purlins; rafters etc) do not have a fungus/or substance on it; so this is the main cause - age and non-treatment. The substance is only on the old battens. We know this now and you believe (not a professional, and neither am I) that more ventilation is required. This work could have been done 5 years ago (additional cost then, as not in the original scope of work) or if you would like it done now it can be done at this cost now.
The roof has been installed as per best standards of roofing manufacturers. I have consulted our material manufacturers and other roofing experts and they have agreed with this.
