1. Repairs and Maintenance: Service vendors are not vetted and kept to a high standard. The complex we invested in maintenance is now actually affecting the market value of the entire complex leaving us losing hundreds of thousands of rands. Also, special levy funds are used for different projects and not for the projects allocated which is ******* and a misappropriation of funds.

2. Debt collectors and collections of levies Those who are in debt are not followed up on or handed over to CSOS after the fail-to-pay date. It just gets dragged over month to month. To the point where there is R0.00 in the bank account of the estate.

3. Rules None of the code of conduct rules are implemented and fined. Even the ******* activity in the complex is not sorted out or no efforts are being made.

4. Accounting No provisional fund is available, and there is no 10-year maintenance plan in place. The ones presented were not professionally accurate or sufficient for the amount of maintenance to be done in the complex which will require increased levies and special levies.

5. Trustees They are managing the place without any guidance from the managing agent.

They are the worst property management agent I as an investor ever encountered. And after approaching the trustees and mentioning our concerns still nothing has been done. My husband who was elected as a trustee in august still awaits the official appointment letter and notice. Its all empty promises by the Directors and their workforce.
