Dissatisfaction with Maxprop Flat Management service
We write this to express our deep and unsatisfactory manner that Maxprop has managed our flat.
My name is Colin Zungu together with my fiancee Thulile Khumalo are owners of Unit 6 Mooredene Bulwer, Durban, Kwazulu Natal.
In December of 2018 a tenant rented our property. The rent was set at R6000 and it had been at that price for two previous tenants who had occupied our flat at respective times last year.
The new tenant however wanted to fit ceramic tiles. So Maxprop brokered a deal between us and the tenant, to ask that the we allow the tenant to fit the ceramic tiles in exchange for a R1000 monthly discount in the tenant's rent. Essentially meaning the tenant would now pay R5 000 not R6 000, for the 12 months lease duration. This was included on the lease agreement and a special clause was inserted instructing the tenant that, failure to fit the tiles the rental will revert to R6 000 from initialisation of lease.
The problem arose when we inspected the flat in May and realised that the ceramic tiles, were still not done. We alerted Maxprop through a series of calls which were largely ignored or just brushed aside.
In July 2019 Maxprop informed us that the tenant was intending to move out of the flat on 15 August 2019. Once again began a series of calls, to ascertain why were the conditions of the lease agreement enforced. Since at that time me the tenant was already owing us R7 000.
We even tried to get Legalwise to intervene, so that Maxprop could see that we were serious about getting our money. However that proved to be futile as Maxprop used all their might to stonewall the process. Infact they made sure that they dragged their feet until the tenant was able to move out, without even paying the rent for August. Furthermore the tenant has subsequently moved out after running a R3800 electricity bill that we now have to foot.
