I tried to rent a property from this 'business' for my law firm's offices. Manelisa Mavuso is also the current CEO of MWeb. I assume Jupiter Properties is an investment entity for him, and I'm not sure whether it's the same entity as the Jupiter Properties SA (Pty) Ltd which I see from the internet is currently under business rescue. I had a 3 month ordeal with unresponsiveness, astounding rudeness, a lack of industry knowledge and expertise, and the most dilatory approach I've ever encountered in a landlord. But the reason for the review is the dishonesty- the property was advertised as 250m2 but in fact it was 161m2. I was told there's a permanent security guard, but over 4 visits, I've never seen him. The landlord spoke about having a maintenance team, but it looks like they never existed. Every time he was going to travel to Cape Town to meet with them, he cancelled at the last moment. I sent a signed lease during April, wanting to move in by June. I was keen to rent the property due to its position, but I was advised that the large crack in the front facade was structural and may result in the building collapsing in 4 years' time. Despite communicating this and Mavuso agreeing in the lease to provide a structural engineer's certificate confirming structural soundness as a prerequisite for the commencement of the lease, he never found the motivation to even approach a structural engineer (as far as I know) by first week of July. Mavuso absolutely insisted on inserting an ******* and invalid clause in the lease, while giving himself out to be an expert on contracts. He has a truly aggravating personal style. Mavuso's estate agents, Baker Street Properties were really excellent and helpful, but were left in an invidious position by their client.
