"Lett-them do what they want -ing People"

I have recently moved out of a rental home in Roodepoort. When I had moved in about 1 and half years ago, the place was moderately clean. I had asked for the carpets to be cleaned. An entry inspection as done and I moved in.

Throughout my stay, I received many emails that had nothing to do with me an sms's stating that "YR" rent is ... , a very unprofessional start if you ask me.

When I moved out, I booked an exit inspection to be done. The lady arrived quite late and arrived with another lady who is clearly not related to the company, they were both dressed in casual "Slops and a Spaghetti Tops". The lady who did the inspection had no idea what the original inspection was like, she had none of this documentation on her. She proceeded to take photos on her cellphone of the place in general.

The issue of the fibre modulator came up - she abruptly asked why I hadn't installed it, I told her it was optional. Annoyed, she made a note on her phone.

When I asked her when she'd suspect I'd have a refund of my R6000 Deposit, she said that she will compare these photos with the entry inspection and surely find small things that need fixing (Such as the missing cupboard handle, which I repeatedly told her was never there, she wouldn't have any of my comments on the supposed missing things or problems).

The issue of Cleanliness came up again. She mentioned that the cleaning fee for the place will come out of my deposit. As I agreed that perhaps I hadn't left the place in an immaculate condition, this was ok. When I inquired after the cost she mentioned that its be R1500 upwards (incl carpet cleaning) . WHAAAAT!! This is utterly ridiculous. Anyway, I gave her the key, and left. Messages poured in from neighbors stating that lights had been left on.

The last communication received was 12 odd days after the inspection when at which time I still hadn't received a refund, saying that she will "Look into it".

A few days later, my deposit was refunded with R1650 short with ZERO communication whatsoever.

Multiple emails only rep**** to with an automated response. Clearly couldn't care if I had a problem.

This Morning a received an invoice for R1650 for cleaning of a tiny Apartment with one bedroom and one small lounge carpet. EXCUSE ME?

So I did my Homework -

Cleaning :- When I moved in, The bedroom cupboards were filthy. Kitchen cupboards had brown grime on the handles, the light switched brown in tinge. I cleaned all of this without fuss. A professional Service (Rent-a-****) will have 4 ****s with cleaning equipment in the place for R750 for a full day. This was most defiantly not done for me on my entry into the place. (To the person reading this - you know this is already excessive for my small place)

Carpet Cleaning :- For one large Bedroom and Lounge, A professional service (Fuzzy Carpet Cleaning) would charge R600. When the carpet cleaners came on my entry, they had no vacuum of any sort, only a large scrubber. (Where is that dirt going?) The two people who came where in a little Nissan bakkie and although polite, were certainly not professionals.

So if I had an opportunity to clean the place as they had done, it would have cost me R600 less. I am fully aware that its my responsibility to clean the place on exit and understood that the cleaning would have to be done soon and properly and not by myself.

Lets leave the severity of the mess by the way side because which such poor consultation of the entry vs exit inspections it's not worth it.

Absolutely no communication as made with make whatsoever on the cost to fix/clean things in the house! Do you "Letting People" think that you can spend my money as you feel fit without zero communication or consultation? Then to have the audacity to go ahead and do the cleaning and assume I will be ok with the outcome?

When I asked for some paperwork, there was none? Just my money back?

Ok, so what can we do? ABSOLUTELY NOTHING!!!!!!!!!!! The work is done? I'd love to go back and see what I have paid R1650 for and what cleaning of a one bedroom apartment looks like?

An amicable, speedy dialog could have been held to resolve this matter, but now, because of Letting Peoples Unprofessional conduct, I've lost R600.

Honestly - Its not even about this, It's about this company that, as far as I can see from the other HelloPeter reviews, does as they please. Please read the response to the other reviews folks? When a client complains about how Carrolynne put the phone down in her ear.... The Response - "clearly the lady didn't understand LOGIC, so the phone call was ended" - GREAT SHOW GUYS!

So now It's done, with zero consultation.

It's such a pity, there are some great places out there to rent, but I most certainly, WILL NOT rent from Letting People.

I cannot fathom that your job is easy, Tenants can be rude and Demanding, But sheesh guys, Let's do things the right way.

I am actually a keen property investor and am keen to rent out the place I have currently bought, but by the way they deal with the tenants, there is no was I'd want to be a Landlord of theirs.

Good Luck Letting People, You most certainly will not be getting a good review via word of mouth from me.

Sinjin what you may not know, is that we keep very thorough records of entry and exit inspections.  It is unwise to be spewing inaccuracies on social media and public forums when you have no idea what we have on record to disprove your allegations.  

First rule in this kind of situation:
 – don’t ask a question you do not already know what the answer is,
-  and do not make statements without knowing what evidence the opposition has to disprove your statement.  

Your post is a vengeful diatribe in which you;
ADMIT you failed to clean the property, 
ADMIT you knew that it would be done by a professional company, 
ADMIT you knew you would be paying for it our of your deposit, 
were given a rough guess of what the cost would be (R1 500.00)  and now launch a slanderous, grossly inaccurate and at times personal scathing attack against staff members because you could have done the cleaning yourself for under R600.00.  
Then Sinjin, YOU should have done exactly that, cleaned the **** build up in the shower, vacuumed and washed the carpets, cleaned the oven etc. – done what you should have done BEFORE the exit inspection.  You have only yourself to blame.

The property was spotless on your occupation having been cleaned by a professional cleaning company before you took occupation, the carpets were also deep cleaned by a professional cleaning company. 
The kind of vehicle the cleaners drive has no relevance nor does it indicate a lack of professionalism or diligence in their work. 
It's a bakkie - they transport brooms, buckets, carpet cleaners, ladders, containers of cleaning agents and staff.  A sedan or swish SUV is hardly going to carry all that around all day 6 days a week and be cost effective.
Warren Buffet drives an old car, lives in the same house he bought LONG before he became one of the richest men in the world.  Not everyone ascribes to glitzy baubles and fancy cars to show their success.
We have the photographs taken BEFORE the carpets were cleaned showing dirt and marks and AFTER photographs showing clean carpets.  These were taken in your presence by the cleaning company with your comments about the oven not needing to be cleaned ‘’it looks good’’. 
We have the invoices from the cleaners from 2017. 
 
Every month each tenant is emailed their rental statement as well as sent an SMS advising them, in case they are unable to access their emails, of the rental amount payable so that they can pay it on time and in full rather than have their credit record negatively impacted or be sent lawyers letters.  Working smart for our clients benefits if you ask me. 
 
The ‘’lady’’ to which you refer is Chantall – the same person you contacted every time from April 2017 you needed something fixed in the flat and the same person you were told in a long email, when you gave notice advising what was required of you when you moved out as well as about the deposit and repercussion of not cleaning the property or repairing damages before the inspection, would be contacting you to book and carry out the exit inspection.   
Chantall contacted you telephonic ally and advised she was running late due to being stuck in traffic.  Your reply it’s not a problem and to let you know when she is 15 minutes away as you are 15 minutes away.  In the long email I sent you when you gave notice and contained in the lease agreement is a stipulation the property must be, empty, CLEANED and carpets washed by the time the exit inspection takes place. 
 
Chantall arrived at the property before you, you came in with a tiny vacuum cleaner and informed Chantall you had not actually cleaned the property (and agreed you could have left if clean) at all DESPITE being told in writing you MUST before the exit inspection or the cleaning will be done by contractors and recovered from the deposit.  Chantall is not the contractor (we use more than one) and cannot give prices on the spot. 
The 2nd ‘’lady’’ you refer to is her daughter who is not even a teenager. 

As to the manner in which Chantall was dressed – it was 1 December (summer) and she was wearing ¾ jeans with a light summer top and sandals.  She had been carrying out back to back exit inspections since early that morning and would continue to throughout the day.
Whilst doing these inspections he is expected to bend over, lean across stuff,  switch on pool pumps, plug Kreepy Kwralies in, stretch up to lights and curtain rails, navigate around boxes and furniture, dirty properties and gardens – a dress and high heels is hardly expected or appropriate!! 
 
The entry inspection IS NOT brought with to exit inspections.  
The exit inspection is carried out by using a cloud-based programme on smart phones with notes taken and photo’s – it’s called Red Rabbit.
You signed the inspection on her phone thereby AGREEING with what was contained in the exit inspection report, modern technology, got to love it. 
It is protocol that on return to work the exit inspection is downloaded, notes, photos and your signature and compared to the entry inspection.  The exit photos clearly display almost two years of accumulation under the appliances in the kitchen. 
The tenant is then advised of the outcome of the exit inspection in writing and a copy of the exit inspection emailed to the tenant – the exit inspection was done at 10h05 on 1/12 and you were emailed the results @ 08h41 on 3 December.  LESS than 48 HOURS  - fast turnaround if I must say so myself. 
 
No lights were left on as it is standard practice that if no tenant is moving in, the power is turned off at the DB board.  The keys were taken by another agency who was selling the property!! 

The Fibre ''Modem'' - we were led to believe by the estate management that all units had been fitted with these ''modems'' and therefore Chantall had to ask the question - where is it because some less than desirable tenants have taken it upon themselves to ***** them when they move out.  Cost to landlord - in excess of R5 000.00 if the "modem" is ******.  My apologies for expecting Chantall to do her job properly.
 
The cleaners we use washed the walls, tiles, scrubbed the soap **** encrusted on the shower panels, inside the cupboards, scrubbed the stains off shelves, doors, windows (inside and out), window sills, counter tops, mirrors, floors, oven, hob and deep cleaned the carpets.  They don’t sweep, swish a mop on the floors, wipe the counters and call it cleaned.  Given that Chantall gave you a rough estimate of around R1 500.00 to clean the property and wash the carpets - your BELATED puerile outrage at the final price being R150.00 more expensive is ludicrous .  Perhaps it would have been cheaper had they not had to spend additional time attempting to remove the build of soap **** on the shower panels with care so as not to damage the glass. 
These contractors have staff to pay, chemicals to buy, machinery to service and maintain, motor vehicles which require petrol, services and tyres to run, company insurance, public liability insurance and so forth.  
 
Our offices WERE CLOSED from 14 December and re-opened on 7 January as were MOST companies which is why you received automated ''THESE OFFICE ARE CLOSED FROM 14 DECEMBER TILL 07 JANUARY'' replies to your emails!  You fail to mention that little nugget of information. 
 
I don’t and didn’t just slam down the phone is someone’s ear, not everything can be covered in a post.  Your comment is insulting and demeaning that you would take the word of an embittered person who refused to listen to logic or reason considering the telephonic conversations we had and how I tried to help you the self-same property in question!  You are welcome to come into the office and view ALL the photo’s we have on record from before you stay, when you moved in and when you moved out. 

 ''An amicable, speedy dialog could have been held to resolve this matter'' - really - have you emailed me ONCE since moving out or since you received the results of the exit inspection?  Have you PHONED the office ONCE since 3 December and asked to speak to me or left me a message?  Nope.  You KNOW I would take your call but your didn't!  Another statement made by you without substance.

"Zero Consultation" The LAW is that once a tenant vacates a property (which is meant to be handed back to the owner in the condition it was on consultation) and there is cleaning and work to be done based on the outcome of the exit inspection the property must be restored at the tenants expenses and the costs recovered from the deposit.  No landlord or agent is by law REQUIRED to consult with an ex tenant to FAILED to adhere to the law and hand the property back in the condition it was on occupation.

As to your comments about our professionalism - we have many landlords who have been clients since we opened our doors in 2005 and as many tenants who will only rent through us because we operate strictly by the book with regard to tenants.  We treat our tenants and landlord professionally, educate them BOTH on the law and their rights and act equally fairly for both parties.  When the top property attorney in South Africa has the following to say about Letting People I remain confident in our impartiality, expertise and professionalism.

We cannot be blamed if tenants REFUSE to read an email detailing what is required when moving out TO PROTECT THEIR DEPOSIT.  That is on them, not us.  We provide the information IN THEIR BEST INTERESTS, if they choose to ignore it - that again is on them.

I trust that EVERYONE who has already commented about our nefarious ways takes the time to read my reply with same attention and belief in your truth that they read your diatribe and that you will do the decent thing, retract and publicly apologise.
