TLC will bleed you of every cent

I rented a flat in Burgandy Estate through TLC. I had a terrible experience with them, especially with an agent named Helisia Kruger. I cancelled my lease, with 30days notice, on 31 July 2019 before the lease termination date 31 Jan 2020 (after staying in the flat for 1,5 years). I had to pay a R2950 cancellation fee and they charged me R1900 for replacing a basin with a hairline crack- WHICH WAS THERE WHEN I MOVED IN. Before the exit inspection, I asked when I’d get my deposit back. They responded with ‘between 7-14 working days after the exit inspection’. I also asked what the cancellation fee is for and they responded with ‘because you cancelled’. After the inspection I heard nothing from them. I called, emailed, left voicemails (their offices close by 4pm FYI) and eventually AFTER 16 days I got an email saying they are not paying my deposit, 2 months rent!, back to me as I was in breach of my contract. The flat was sold a few days into August- TLC didn’t even advertise for a new tenant which is what a cancellation fee is supposed to be partly used for. They also need to provide evidence of this. I called the Rental Tribunal and will be laying a charge. TLC have violated my rights as a consumer and their lease agreement isn’t in line with the Consumer Protection Act. The service, lack of communication and professionalism from the moment that exit inspection was done has been disgusting. Their ‘admin’ fees are completely unreasonable and cannot be justified. Helisia is rude and a ***ard- not answering questions until the 5th email or 4th phone call and only replying at 4pm just as the office closes. After Helisia’s last mail saying they will not being paying the deposit back to me, but over to the Landlord (which they hadn’t even notified the Landlord about- so they were keeping it??) I called the Landlord personally and asked her to instruct them to pay over my deposit. These people need to be held accountable. Do not enter any agreement with them. They will bleed you of every cent if you keep your mouth shut.
