Stay Away from them!

Only deal with this agency if you have lawyers handy.

I signed a lease agreement with them and then withdrew before the commencement date. They had asked me to resign because I had signed in the wrong place which I then refused to do. Their admin then decided to forge the signature, back-date the document and claim that the landlord had already signed before my cancellation. They went on to say that they couldn’t send me the signed agreement on time due to load shedding. This was 7 days after I requested to withdraw.

I was forced to serve a two months notice and I opened a ***** case against them. I also reported them to the PPRA.

Thanks to Lena, I only received half of my money two months later with claims that someone else has occupied the property and therefore I will be refunded. It is noteworthy that I never received an invoice for this property that I was allegedly paying for and I only decided to let it go because it wasn’t going to be worth my time. It’s evident to me that they’re used to acting like ****** and are only good enough for desperate people.

We acknowledge receipt of your complaint regarding the cancellation penalty charged to you in accordance with the lease agreement you signed for in Bassonia.

We take all complaints and allegations seriously and have thoroughly reviewed your file and the events leading to the cancellation of the lease agreement.

 As you are aware, you signed the lease agreement and made full payment in accordance with the invoice that was sent to you. Our accounts department confirms that you received the invoice which has our bank details hence you were able to make the payment and you came to our offices to query what the utility deposit was, that was clarified to you which you then acknowledged via email thanking the team for clarifying the charges and attached the lease agreement which you signed. TPN our legal advisor advised that you have initialed the lease agreement and although signed next to the 'Landlord', the lease was enforceable.

We would like to remind you that the lease agreement clearly stipulated the terms and conditions, including the cancellation penalty of two months' notice prior to cancelling.

Furthermore, we have reviewed our records and can confirm that the owner of the property came into our offices to sign the lease agreement. We have camera footage to support this fact, your accusation of forgery done on the Lease Agreement will therefore be taken further.

Regarding the cancellation penalty, we would like to clarify that it was charged in accordance with the terms and conditions of the lease agreement. The property was removed from our website, and the owner lost out on the rental income for March. However, we were able to place a tenant for April, and as a result, you were not liable for two months' rent, only one month's rent as stipulated in the lease agreement.

We would like to remind you that you were aware of the terms and conditions of the lease agreement when you signed it, which indicates that you fully understood and agreed to the terms and conditions.

Although you withdrew from the lease agreement, it was already in effect. We have consulted with TPN, and they have advised us that we were within our rights to charge the cancellation penalty in accordance with the lease agreement. We notified you of this accordingly.
