Defects noticed in the property

Buying property from this agent is starting to be a drag. I have noticed defects in the property and asked them to fix them before I can move in however they a reluctant to assist. They a telling me about a word \voetstoots"that's in their contract. I never expected such especially when I didn't buy through an Auction. Defects include lights no working properly"
