Unrendered service and improper charges

Bad customer service I contacted the estate agent regarding renting a house advertised on Property 24 website the house was R3000 pee month, they advertised that they have better house better than the one saw on the website the house was R4000 per month with locked Garage my car will be safe. Then I said I will take that house, they advised I me to pay inadvaced to book the place, they sent me account information and I deposited money into their bank account. After I sent proof of payment 5days after I then called them saying I decided not to take the house, they told me that is fine they will have refund me. Two days after I send them my account details for refund. They told me that they already give the owners of the house the deposit I asked them how because I didn't sign any agreement or lease agreement with them and I didn't even view the property? They told me that they owners already use the deposit and I will be refunded month end when they get a tenants. I asked what if you don't get tenants are not going to refund me. They said they will request money back from the owners. When I make follow up I was told I was not supposed to be refunded because they removed the house in the market because I booked the house. I told them I didn't sign anything beforehand either to view the house what if didn't like the house. They said the will only refund only the deposit not the administration fee. I asked them which administration was done for me because I didn't sign any papers or anything beforehand. They didn't refund me my administration fees and I didn't have any contract with them yet or lease agreement I paid R4950
