As outlined in the quotation provided prior to occupation, the charges that remain fixed include the sewer charge, CID levies, refuse, basic rental amount, estate levy, meter reading fee, and electricity demand fee. These charges are subject to annual escalation in accordance with standard practice: the basic rental amount increases after the completion of a full year under lease, while the remaining charges are adjusted once per South African financial year.
We wish to reassure you that all costs are communicated transparently and are not hidden. As clearly indicated on the quotation, the stated amounts exclude variable charges. These variable costs relate to hot water heating and cold water usage, which are billed per kilolitre based on individual consumption. As such charges depend entirely on usage, it is unfortunately not possible to provide precise figures in advance. Accordingly, the total monthly rental amount may fluctuate based on water consumption.
With regard to the concerns raised about noise-related incidents, please note that our staff members are required to act in the interest of maintaining a comfortable living environment for all residents. They are permitted to report instances of excessive noise and, where necessary, escalate such matters through the appropriate channels. At the same time, we take any concerns regarding unfair treatment or harassment very seriously. Tenants are encouraged to report such matters via the established escalation channels, where they are addressed promptly and thoroughly. Should you wish to pursue the matter further, we kindly request that you submit a detailed report to your building manager so that we may investigate and take appropriate action. The comfort, dignity, and well-being of all our tenants are of paramount importance to us.
As previously communicated in our response to the ticket logged via our support channel, your deposit refund has been processed and is expected to reflect in your account within 72 working hours.
