Thank you for your Reply and apology Ithemba Property Management. I spoke with Mark (Billing Manager) yesterday and he ensured me that he will investigate the ongoing ************ with the huge Fabricated Attorneys fees that was added to my January 24 rental statement. Awaiting he's feedback.

Now when I tried ro speak with higher management and or the Director of Ithemba Property? Reception told me I'm Not allowed to wait at reception where the CEO & other Higher management employee's are. She was off handed & spoke in an aggressive tone of voice. Demanding I leave & wait at the other reception area where the customer services agents are located. The Fabricated ******** Legal fees they Added to my rental statement of +-R17000 they Refuse to Reverse. I even went back to the Magistrates court to obtain Evidence that the Respondent is Liable to pay All Legal Cost for the (Spoliation) Order. My Case was concluded on the 22/01/24. Their attorney ensured me that he'll inform his client (Ithemba Property) for being Liabe to pay the Legal Costs. Now how can any Leasing Agent add their Legal fees to a tenants rental statement, and Adamant that I should pay their legal fees? SHOCKING! TO WHAT EXTEND THEY'LL GO TO FRUSTRATE TENANTS TO LEAVE. Never Ending story. NO water since Sunday night (11/02/24). No Notification or update as to why we have NO water for a week. The building manager (John) doesn't even communicate with tenants regarding a small water tank that will deliver water for tenants. Thanks to the very kind security guard (Josephine) who came to inform me on Wednesday (14/02/24,) that the bakkie will the water tank will come to deliver water. Shockingly the water tank is very small and Not all tenants will Benefit from this water. How do one live without water? NO it's impossible! I'm taking Legal Action against Ithemba Property for taking the law into their own hands and Continueously Breaching the Lease agreement. I have already consulted with attorneys and the process takes time. PLEASE INFORM HIGHER MANAGEMENT GUSTUV, ALAN TAIT'S ETC THAT I'M NOT LETTING THIS SLIDE. The water tank is very Small and therefore Not all tenants benefit's from this water. I went downstairs at 17:30pm and some tenants with myself, waited for almost two hours from 17:30pm till 19pm for the water tank to arrive. I had to go upstairs to do my prayers at 19pm. When I went downstairs I found that tenants were already coming upstairs with full buckets of water. I got one bucket (20 liters) of water only as the water wasn't enough for all tenants to get it. WHY IS THE WATER AN ISSUE IF THEIRS NO WATER OUTAGE IN CBD JOHANNESBURG? Further to my Ongoing issues with Ithemba Property? I app**** for a Protection Order at the court for Harrass/************/Victimization which was Dismissed. I wasnt happy about the entire Process. Reason is that their were No Proper Legal Procedures followed by the Respondents attorney. Also the Magistrate accepted both Affadivits from the attorney. I questioned her as I told her it's Not Procedurely done Correct. I was Shocked to hear the Judgement as it was a case of a Pr tection order for Harrassent/************/Victimization between Building manager (Landlord/tenant). The Magistrate allowed the attorney to Proceed even though he failed to serve & file an intention to appose the matter in the 24 hour time frame. He failed to serve & file the Answering Afadavit in the 10 days time frame timeously. He didn't file a Plea. He entered a Defective entry of notice of intention to defend. He again repeated the same error at my Judgement date. He Failed to serve & file the Supplementary Affidavit in the 10 days time frame timeously. He entered a Defective entry of notice of intention to defend. He has done same with my Spoliation Order in January 2024. Never heard from the Respondent or their attorney. My Spoliation Order was made Moot by the Magistrate. Respondents attorney was ordered to advise the Respondent (Ithemba Property) that they Liable to pay all Legal fees. The legal fees plus interest were Added to my January 2024 rental statement. (******** fees). This ******** Legal fees accumulated to +-R54000.00 with interest. My water was restored on the 4/4/24 hence my toilet, kitchen sink & bathroom basin is blocked till today 😳 They trying their Utmost Best to Frustrate me to leave which I WILL NOT AS IM THE VICTIM HERE. THE LIES NEVE SEEMS TO END. THEY TU N EVERYTHING AROUND TO DEFEND THEMSELVES. The building manager instructed his security guard's to Harrass me further since after my Protectection order was finalized on teh 30/4/24. The security guard informed me twice this week that the building manager told her to Not to open the Security gates for me to exit. My finger prints Never registered on teh Biometrics access and I gave them am Afadavit 3 years ago that my fingers were injured at work with a Vault door. The Harassment Never seems to end. No sanitation since 2intjs ago. No maintenance done since last year. I Opened a New case at the Housing Tribunal for Unfair Practice Regulations 2001. I issued them with the Housing Tribunal notice for Mediation yesterday. This morning I met teh Deputy Sherriff to attach goods. They Retaliated by Blacklisting us. How can they Blacklist tenants with Fabricated ******** fees which they ********ly added toy January 2024 statement. Shocking. Also the employees are very Unprofessional & Disrespectful. This morning the receptionist once again refused me to enter there offices. An employee wants to Open & she told him not to open. She's a very Disrespectful employee. Kicking me out of the reception area all the time when I gave to speak with senior management. Unprofessional. Not following the Proper Legal Procedures as per Code of Conduct for Legal Practitioners/Magistrates can have Dire Consequences. After my Protection Order was dismissed and referred back to the Housing Tribunal. I already opened a case at the HT for Unfair Practice Regulations 2001. John (Building manager) is continuing to Harrass/Intimidate/Victimize me? Instructing security guards to Block my Exit/Entrance last week Pretty (Security guard) Blocked my Exit/Entrance on many occasions. She ignored my request to open the gate. She told me to use my finger prints. I told her that she's fully aware that my finger prints doesn't register. I have issued management including CRM (Zendesk) an Afadavit stating that I injured my fingers in a Volt door at the bank years ago. Why are they Harrassing me with finger prints. That all security guards were using the Baton (Stick) to open the security gate for me since August 2021. That this is against the law to hold any tenants Captive. Today Josephines (Security) Attitude and Behaviour was very unprofessional and Spiteful. Ignoring me. Leaving her work station when I approach reception. She also humiliated and Embarassed me in the presence of other tenants who were coming and going. Unacceptable and Unprofessional behaviour.This is more evidence for my Housing Tribunal Mediation next week. Making my living conditions Unbearable having No Sanitation since March. Blocked toilet, Blocked kitchen sink, blocked bathroom basin. I've never come across such Wicked/Cruel people in my life. Besides all of them are only employees of Ithemba. Blacklisting us with Fabricated ******** Legal fees that was added to my rental Statement. Taking the Law into their own hands Continuously. Their are Procedures to follow regarding Blacklisting Eviction etc. All these ******** Acts are only a Mechanism to Frustrate me to leave. For the record Josephine (Security) and John (Building manager) will Continue to Harrass/Victimize/Intimidate me cause they have a Grudge against me for reporting them regarding the Vendor who accused me of damaging his peanuts. (Conspiracy).
This morning the same as yesterday she (Josephine) Refused me to exit the building. When the police officer arrived this morning, John was already at reception. They said they received instructions from HO Not to allow any tenants to Exit the building with No finger prints. Both John and Josephine including the other two Security guards are fully aware that my fingers were damaged at the work place years ago. It failed to register when I took occupation at Vuja De in August 2021. I also emailed management (Hoddy/Alan & customer service) in 2021 regarding my injury years ago. It's very Ironic that they are harassing/Intimidating/Victimizing me after 4 years to Register for finger prints.
PS: I'm fully aware why they're continuously Harassing me. It's a Mechanism they use to frustrate tenants. I'm Witness to this because all Security guards are Harrassing tenants daily to Reprimand them to swipe their bank cards for Arrear rentals before they Unlock their Biometric fingerprint access or open the security gate. I recorded our conversation in the presence of the police officers. Josephine verbally told me that she Will not open the security gate for me and that I must leave if I feel she's Intimidating me. She cannot Force me to Register finger prints that's been injured in a Vault door. It's ******** for security guards and building managers to harass tenants. Unfair Practice Regulations 2001. It's become intolerable that I cannot Exit/Enter the building to buy the daily necessities like bread and milk. Keeping tenants Captive is the same as Kidnapping and I will open a ******** case against the both of them for kidnapping which is a ******** offense.
I'll have to ask the Housing Tribunal if I can obtain an Ex Parte Urgent Application (Spoliation) Order to Prevent any employees from Harrassing me In future. Mediation is on the 13/5/24 at the HT.

To #Ithemba Property Senior management. Why is the building manager John Moyeng and two of his female (Josephine/Pretty) security guards allowed to continue to Harrass me? Continuously Refusing me to Exit the building? This morning I was at reception, No security at reception. The building manager John and the maintenance guy was conversing. They totally ignored me. Eventually the building and the maintenance guy left. I waited very long to Exit and saw the male security. I was happy to see the male security Daniel who Opened the security gate for me. When I returned late afternoon, I thanked Daniel Baloyi for always being Kind and Courteous towards all tenants at Olive Urban. He stated that the building manager John and other colleagues told him Not to Allow me to Exit the building. Why is this Ongoing Harrassment continuing? My Mediation hearing is on Monday the 13/5/24. If the building manager instructed his security guards Not to Allow me to Exit the building, he's the one that's Disobeying the Unfair Practice Regulations 2001 Act. This is an ******** Act and I Re-iterate it's the same as Kidnapping someone which is a ******** offense. It seems that Ithemba Property management/employees Disregard Any Act. They clearly don't understand the Repercussions of Disobeying any Act. 🤔🤔🤔
