Unfair and ******* Move-Out Charges – Zero Proof and No Joint Inspection
I am extremely disappointed with the underhanded tactics used by Ithemba Properties regarding my move-out from at The Onyx, Jewel City. They are trying to unfairly penalize me with ridiculous maintenance charges amounting to R2,080 (R1,830 for paint and R250 for a shower curtain), and they have absolutely zero legal or factual basis for doing so. Here is exactly how Ithemba Properties operates when you leave: They completely ignored the law on inspections: According to the Rental Housing Act and my lease agreement, a joint outgoing inspection must be conducted. Instead, I was told to just leave my keys at reception and was informed that an agent named Slindile would do the inspection whenever she was available. Doing a unilateral inspection behind a tenant's back is highly unprofessional and *******. They have absolutely no "before" proof: When I moved into this unit, it was not freshly painted. I left the walls in the exact same condition as I found them. When I lodged a dispute and demanded to see the incoming pictures of the unit to prove my liability, Ithemba Properties openly admitted that they do not have any "before" pictures from when I occupied the place! How can you charge a tenant for damage when you have no baseline proof of what the apartment looked like when they moved in? Ridiculous charges: On top of the paint, they are charging me R250 for a shower curtain, ignoring standard wear and tear entirely. I have already escalated this matter and lodged a formal complaint with the Gauteng Rental Housing Tribunal. Pros: None at move-out. Cons: Unfair deductions, ******* inspection practices, terrible dispute resolution, and zero accountability. Noise levels and rude staff.

Prior to every new residency, Ithemba Property Management ensures that units are prepared and ready for occupation. Should a resident identify any concerns with the condition of their unit upon move-in, we require these to be reported to us via *** so that they can be assessed and addressed accordingly. Our records indicate that no maintenance requests or complaints relating to the condition of the unit were logged after you took occupation of the unit, nor during the rest of your residency.
Similarly, the concerns raised regarding noise levels and staff conduct were never reported to us during your stay. We encourage all residents to report such matters as they arise so that we can investigate and resolve them promptly.
Regarding the painting charge, our investigation confirms that the unit was fully prepared before your occupation. A work order was raised confirming that painting and preparation work were completed after the previous resident vacated and before you moved into the unit. Upon the outgoing inspection conducted after your departure, photographic evidence was recorded confirming that repainting was required. The charge was app**** on the basis of that documented evidence.
Regarding the outgoing inspection, our standard process permits inspections to be conducted with or without the resident present. Our records show that you vacated the unit on Friday, 29 May 2026 and that no arrangement was made with the Building Manager to enable her to have you present during the Out Inspection. The outgoing inspection was conducted on Tuesday, 2 June 2026, the first practical opportunity after the weekend, and photographic evidence was recorded at that time to document the condition of the unit.
