Title ****ming and Unfair Rental Practices at Etemba Property
Message I'm writing to expose Etemba Property for their unfair and ****ming practices. I rent a room (no shower or amenities) for R2600-R2700. Suddenly, they sent a statement claiming I should pay R3400. I'm not owing any balance, and the new amount is unreasonable.
Concerns 1. Unfair price hike without negotiation. 2. Lack of transparency in billing. 3. Potential ****ming of tenants. 4. Poor customer service: visiting their office yields no assistance or support.
Recommendation I strongly advise against renting from Etemba Property due to their questionable business practices and inadequate customer service.

We have received and reviewed your concern in relation to the invoice you have gotten for the month of June.
At Ithemba, we ensure that each charge is labeled on your statement in order to get a clear understanding of where your hard earned money is going. This is to ensure transparency between and our valued tenants
Upon investigation we have discovered that the drastic shift in the amount is mainly due to a change in your water consumption readings. The reason why the rental invoice range was as it was for the previous months is because you water consumption was ranging between 2KL's and 6KL's. Your water consumption then was 6KLs for the billing statement of May and went up to 13KLs for the billing consumption of June. This made your water R541,32 more than your previous month.
Please ensure that you monitor your water usage as that has an impact on your overall rental amount. Our utilities and rent charge are fixed, the only charges that fluctuate are your water charges as they are based on how much you consume.
