My Experience with Ithemba Properties: A Call for Assistance

Hello to everyone considering accommodation with Ithemba Properties. I’d like to share my experience to offer insight and hopefully get advice on how to address my current situation.

When I first moved into one of Ithemba’s apartments, Vuja, under the care of Makopi, I was impressed by the newly renovated building. The apartments were cozy and reasonably priced. I signed a 12-month lease agreement with the promise of a fixed monthly rental amount. However, during those 12 months, my rent was increased three times.

Despite this, I continued staying with Ithemba Properties because it was convenient and enjoyable being part of their community. Six months after my initial lease ended, I decided to move out as my rent for a bachelor unit had risen to R6,000 from the initial R4,000.

Moving out proved to be a frustrating ordeal. Although the contract stated I only needed to provide two weeks’ notice after the first 12 months, complications arose that delayed my departure by two months. During this time, I paid the final R6,000 in my account while repeatedly notifying them of my intention to leave. Without access to the necessary technology to complete the required documents, the process felt like trying to leave a toxic relationship where the other party refused to let go.

Eventually, I managed to move out. Before leaving, I asked Makopi to inspect the unit, and she confirmed everything was in order. She bid me farewell, and I thought the matter was closed.

However, months later, I started receiving a flood of emails from Ithemba claiming I owed rent for the month I moved out, even though I had spent two months trying to leave. I visited their offices to resolve the issue, but the matter remains unresolved. Now, I am listed as being in arrears, which has negatively impacted my credit score.

I am sharing my story in the hope that someone with knowledge or experience can guide me on how to escalate this issue, possibly with the authorities or through the small claims court. Any assistance or advice would be greatly appreciated.

Regarding your account, we would like to provide some clarity on the details of your rental payments and the current status:
 
1.Rental Charges: As per our records, the monthly rent for your two-bedroom unit is ZAR 5,640.00. Additionally, the fixed utilities fee, excluding water consumption and heating costs, is ZAR 639.07, bringing your total monthly rental and utilities to ZAR 6,279.07.

 2. Parking Fees: You have been availing one parking space at a rate of ZAR 400 per month. Starting 1 January 2024, you added an extra parking space, also at ZAR 400 per month, which adjusted your total fixed monthly payments to ZAR 7,079.07.
3. Notice to Vacate: You initially submitted a notice to vacate the premises by 31 October 2024, on 26 September 2024. However, this notice was subsequently withdrawn on 31 October 2024.
4. Occupancy: Ms. Mareka is currently occupying the unit. Please be informed that there is an overdue balance of ZAR 598.16, attributed to the previous rental period being underpaid by Ms. Mareka. Over the last three months, there has been an average shortfall of ZAR 777.38 in the rental payments. As the leaseholder, it is important to note that all communications regarding overdue payments will continue to be directed to you and you will need to direct them to the occupant.
