What **** are you now running, I am writing to address a concerning issue regarding an outstanding balance that Ithemba Property Management claims I owe, despite my timely notice of moving out due to financial constraints.

As a former tenant, I comp**** with all lease requirements and communicated my intentions to vacate the apartment well in advance. However, upon my departure, I requested the return of my deposit and was informed that it would cover unspecified costs, which I found unclear.

Additionally a few years back, after experiencing a delay in rent payments, my electricity was cut off, and access to my building was restricted without prior notification or discussion regarding my lease situation. I have not received any communication from Ithemba Property Management regarding an outstanding balance until now, when I learned that my case has been transferred to legal representation.

I would appreciate your prompt attention to this matter, as I believe there has been a misunderstanding that needs to be resolved amicably.

Unfortunately, during the submission period of my assignment, I experienced a significant Wi-Fi outage, preventing me from fulfilling my submission on time. I communicated this issue to the building manager, but regretfully, I received no support, and I feel that my situation has not been taken into account.

Dear Mthokozisi, Thank you for your review. We sincerely apologize for any dissatisfaction regarding your deposit. Upon investigation, we found that in January 2024, you requested a transfer from a bachelor unit to a one-bedroom unit under a 12-month lease agreement, which was set to run from January 2024 to December 2024. You submitted your notice on 17 September 2024, requesting to vacate on 30 September 2024. This constitutes an early termination (after only 9 months) and, as per your lease agreement, is considered a breach of contract. Additionally, the lease stipulates that tenants must provide 20 business days' notice before vacating, whereas your notice only provided 9 days before your intended vacate date of 1 October 2024. Both early termination and late notice carry penalties, which were app**** upon your departure. On 20 September 2024, your notice was finalized by our customer service representative, Palesa Mawasha, under Ticket #219436. An email was sent to you outlining these penalties; however, we did not receive a response disputing or requesting further clarification. Regarding rental payments, it is crucial to pay rent on time as per the lease agreement. Failure to do so constitutes a breach of contract. We understand that tenants may face financial difficulties, which is why we offer temporary payment arrangements when requested in advance. Unfortunately, you did not notify us in time that you would be unable to pay rent on time - your rental payment for November 2021 was due on the 1st but was only addressed on 14 November 2021. Upon receiving your email, we requested proof of payment, sent you an arrangement form, and took action on our side. Open communication about financial difficulties allows us to assist tenants effectively and avoid such issues. We hope the above clarifies your concerns. I started the process of sending the emails to vacate the building on October 26th 2024
the email was sent to the office and no response and on the 3rd of september 2024 i sent and email again that one bounce back and said not delivered. i a week later i contacted an agent called Gerald Sibanda asking which email i should use to ask for vacate the flat. And one of the reasons i wanted to move out was because of the trauma i went to in 2021 being locked out of my apartment due to the fact i couldn't pay the full amount on time

I have never received those emails and i am now disputing these charges and you have already taken my deposit what more do you want from me. you guys are now ****ming people, what about my successful recommedations i never received from you guys truly ****ming people is your things.

Our records show that you sent an email requesting to terminate your lease on the 17th of September at 12:58 and that was to vacate on the 30th of September.

And no termination over word of mouth can be accepted as your lease agreement states that it should be in on email or our WhatsApp channel.

Am not sure when you refer to recommendation you mean referral, if it is referral you will need to log that query via *** with your proof attached of the referral.
