If you want to be valued as a tenant don't go to Ithemba Properties:Urban Olive Flats

I am extremely disappointed with how this building is being managed, particularly when it comes to tenant well-being.

There is an ongoing noise issue in the building that occurs late at night and continues for hours, yet despite multiple complaints, nothing has been done to address it. The lack of action from the agent and management is unacceptable.

As a tenant, I expect a basic level of peace and quiet in my home, but this has been completely disregarded. It feels like tenants’ concerns are simply ignored, and there is no real effort to enforce rules or maintain a livable environment.

What is most frustrating is the complete lack of accountability. No updates, no resolution, and no indication that the issue is being taken seriously. It gives the impression that management does not care about the people living in the building.

I would strongly caution others considering living here, as ongoing issues are not properly handled. This is Urban Olive Flats

Please be assured that we are treating this concern with the seriousness it deserves. The issue has been formally escalated to the store owners, and in response to the complaints raised by tenants regarding the noise, we have appointed inspectors to conduct a thorough investigation.
 
The inspection team was dispatched on Tuesday, 14 April 2026, and is currently in the process of assessing the situation. Their objective is to identify the source and extent of the noise disturbance, and to recommend an appropriate and effective resolution.
 
At present, the matter is also with the municipality, as the individuals responsible for the noise (related to the coolers) fall outside the jurisdiction of our property management.
 
Once the investigation is complete, we will receive a detailed report outlining the findings, along with clear and actionable recommendations. These will be carefully reviewed, and the necessary steps will be taken to address the issue as efficiently as possible.
 
We understand that this situation may be disruptive and frustrating, and we sincerely appreciate your patience and understanding during this process. Please rest assured that we remain committed to resolving this matter in a way that prioritizes the comfort and well-being of all tenants.

In the meantime that these investigations are happening how are we suppose to sleep? This is an on going noise throughout the day and night!

However, the situation remains unresolved and the noise disturbance is ongoing, which raises two immediate concerns:

Firstly, what are tenants expected to do in the meantime while this investigation is ongoing? The current conditions are not liveable, and no interim measures have been communicated to mitigate the noise.

Secondly, there is still no clear timeline provided. Please explain why no timeframe has been given for when the investigation will be concluded and when a resolution can be expected.

While I understand that the matter has been escalated and involves external parties, this does not change the fact that tenants are currently being affected on a daily basis. As managing agents, there is a responsibility to ensure that this is addressed with urgency and with clear communication.

I would appreciate a direct response addressing the above concerns, including:

- What immediate steps will be taken to reduce or stop the noise
- A clear and realistic timeline for resolution

Please be advised that we have not yet received a confirmed timeframe for the resolution of this matter. However, we would like to assure you that we continue to actively follow up with the landlords of the business responsible for the disturbance affecting our residents.
 
As part of the steps taken to address this issue, we have requested that affected tenants visit their nearest police station to submit an affidavit outlining the noise disturbance. This will assist in strengthening the case, as it provides formal documentation and enables law enforcement authorities to better understand the extent and impact of the issue on residents.
 
Should you wish to support this process, you are kindly encouraged to visit your nearest police station to complete an affidavit. Once completed, please submit a copy to your building manager so that it can be included in our ongoing escalation efforts.
 
The participation of multiple residents will significantly strengthen the case, as it demonstrates that the disturbance is widespread and materially affecting the residential environment.

It's been almost 5 weeks now we're still experiencing the same noise that is consistent every second of the day.
