Greedy company with no morals.

Lived with ithemba for 5 years, A good 5 years may I add without any issues during my stay with them, Now I have decided to move out and they are supposed to pay me my deposit back.

But no no, they have become ************ landlords and refuse to pay me my deposit back, Not only are they refusing with my deposit of R2800 but they have added another charge of R2500 because I moved out after 12pm. So even though they kept my full deposit, they want me to send them even more money .

This is the most disgusting practice I have ever seen, for 5 years I have been a good tenant, paid my rent on time and never had issues, and ithemba decides they want to be petty when it is time to pay me back what they owe me.

You have shown me that good tenants mean nothing to you . I will never return to any of your properties ever again. You are disgraceful.

Dear Eric,

We sincerely appreciate you bringing this matter to our attention and allowing us the opportunity to provide further clarification regarding the late move-out fee.

Please be advised that all tenants are required to fully vacate their units no later than 12:00 p.m. on the vacate date indicated on their official notice. This requirement is in place to ensure that our team is able to conduct the necessary inspections in a timely manner. Early inspections enable the building manager to accurately identify any maintenance concerns or repairs that may be required and to prioritize these tasks accordingly before the arrival of the next occupant. These timelines have been established to support efficient unit turnaround, particularly in instances where a new tenant is scheduled to move in the following day.

This policy is clearly outlined in Clause 3 of the vacate notice form, which was reviewed and signed at the time the notice was submitted.

While we fully understand that the logistics of moving may vary from one tenant to another, the timing requirements are communicated well in advance to allow adequate preparation and to help tenants avoid any additional charges. The information provided on the vacate form, along with the confirmation email sent upon receipt of your request to vacate, is intended to ensure that all expectations are transparent and that the move-out process can proceed smoothly and in accordance with the agreed-upon terms.

Should you have any further questions or require additional assistance, please do not hesitate to contact us. We remain at your disposal and are committed to supporting you for further clarification.

Kind Regards
Ithemba Property

Firstly My fingerprint access to the building was already blocked way before 12pm. Meaning I had to beg security for access everytime I had to step into the building or go out.

Secondly You state the place had to be vacated before 12pm to allow enough time for the building manager to do an inspection, however no inspection was done at any point while I was there, inspection of the unit was only done on the 10th of November, that is 10 days after I had already vacated the premises.

You are charging me R2500 just because you feel like it, what you are doing is unjust to your customers. This is a place I lived in for 5 years. You can’t expect me to move 5 years worth of accumulated personal belongings in 4 hours. Business hours start at 8am and you expect me to be fully moved out at 12pm?
