Extremely Frustrating Experience – Overcharged and Ignored

Since moving into one of their apartments, the service has been consistently poor. Last month, access to the premises and electricity for my daughter was cut off without any prior notice, with the claim that payment had not been made — despite the fact that I had already paid. I had to send proof of payment to resolve the issue, which caused unnecessary stress and inconvenience.

This month, I received an extremely inflated water bill of R1,869, whereas my usage has always been around R75 in previous months. When I tried to query this, I was met with the same frustrating pattern: consultants are either too busy, transfer you endlessly, or promise to call back and never do.

The lack of accountability, poor communication, and overall unhelpful attitude from the team is unacceptable. It feels like customers are not valued at all.

I am very disappointed in how Ithemba Property Management conducts its business and would caution others to be mindful when dealing with them.

Kindly note that services such as visitor access features and WiFi are subject to automatic deactivation when the system detects an outstanding balance exceeding the permitted threshold. We regret any inconvenience this may have caused. Please understand that these services are provided as a benefit to tenants whose rental accounts are up to date.
 
We further note that, although your rental payment has been made, it may take between 24 to 48 working hours for the funds to reflect in our account, provided that the correct reference number was used. Please note that this timeframe excludes weekends and public holidays.
 
Additionally, please be advised that the investigation into your water charge dispute is still underway under ticket number #380267. We greatly appreciate your patience as our team works to resolve this matter as promptly and fairly as possible.

Thank you for your response, however I remain extremely concerned and disappointed with how this matter is being handled.

On 12 May 2026, instead of receiving feedback regarding the disputed water charge that is supposedly still under investigation under ticket #380267, I received an eviction letter demanding payment of the inflated amount within 20 days or face eviction proceedings.

This is deeply unfair and distressing, especially considering that I was specifically advised to wait for the outcome of the investigation. While your team confirms that the matter is still being investigated, I am simultaneously being threatened with service restrictions and possible eviction for a charge that may very well be incorrect due to an administrative error on your side.

My daughter currently resides at the apartment, and any ******** eviction or restriction of access would negatively impact her. This situation is causing unnecessary stress and anxiety for my family.

What is most frustrating is the complete lack of communication and accountability. I continuously have to follow up myself, yet I receive little to no direct feedback despite providing all my contact details. I find it surprising that responses can be posted publicly on HelloPeter, but my emails and requests for updates remain unanswered.

I fully understand my responsibilities as a tenant and have not breached my lease agreement. However, I constantly find myself inconvenienced by administrative issues that are not of my making, including previous incidents where services were cut despite rent being paid on time.

I respectfully request direct communication from management to resolve this issue professionally and fairly, rather than reactive threats and automated notices while the dispute is still under investigation.

Firstly, we wish to address the letter of demand issued Following an internal review, it has come to our attention that there was a miscommunication within our processes, as your account had already been placed under query pending the outcome of the disputed water charge investigation. Under these circumstances, the letter of demand and references to possible eviction proceedings or service restrictions should not have been issued.
 
Please be assured that the matter has been escalated to the relevant senior management team for further review. Appropriate internal action is being taken regarding the incorrect handling of the matter, and accountability measures will be implemented where necessary.
 
We also extend our apologies for the prolonged resolution timeframe. In order to process the required adjustment, the matter had to be escalated for approval of the credit to be app**** to your account. While escalated matters may occasionally require additional time for finalisation, we acknowledge that the delays and lack of consistent communication from our side did not meet the standard of service you are entitled to expect from us.
 
We are, however, pleased to confirm that the matter has now been fully resolved. The applicable credit has been processed successfully, and your account is therefore not in arrears.
 
We value your patience and professionalism throughout this matter and appreciate the concerns you have raised regarding communication and accountability. Your feedback has been noted and will be used constructively to improve our internal processes and client communication going forward.
