Dishonest & *********** – Avoid iThemba Properties!
I am extremely disappointed with iThemba Properties and their dishonest practices. After following all their protocols and serving proper notice before moving out, they are now falsely claiming that I owe rent for a period I was not even staying there!
Their failure to manage their records properly has led to them sending lawyers after me instead of resolving their own mistake. On top of that, their building manager is hardly ever on-site, making it difficult to address issues when they arise. This level of incompetence and dishonesty is unacceptable. I would not recommend iThemba Properties to anyone; be very careful when dealing with them!

Thank you for your patience while we reviewed your case regarding the termination of your lease.
Our records indicate that on June 28, 2024, you expressed your intention to vacate the unit by July 31, 2024. On June 30, 2024, our customer service team provided you with the necessary form to complete, sign, and return. However, as of February 7, 2025, we have not received the signed form, as confirmed in our communication with you.
To legally terminate a lease, a written and signed agreement is required from both parties. Without your signed Notice to Vacate, we were unable to process the termination properly. As a result, your departure was recorded as an abscondence, leading to the subsequent charges.
Please review your records for the signed Notice to Vacate or any related signed documents. If you find them, kindly forward them to ***, and we will reevaluate your case.
Additionally, per our policy, each unit must be maintained—painted, cleaned, and fumigated—both upon move-in and after a tenant vacates. The maintenance charges on your final statement cover the costs of preparing the unit for the next tenant.

Additionally, I attempted to engage with your office upon receiving the invoice a month after I had already moved out, seeking clarity on the matter.While I have been searching for a copy of the signed form, I firmly believe that this situation is not solely due to my oversight. The building manager accepted the keys upon my departure, which should have been documented in your records. Given this, I request that you reassess my case, considering the handover of the unit and my prior attempt to resolve the issue.Furthermore, I find it unreasonable that an amount of R16,000 has been imposed on me, despite my efforts to engage with you on this matter. I vacated the unit without causing any damage to the property, and such an excessive charge does not seem justifiable.
