Cape Gate Crescent: Nice place to stay, but poor management

Nice place to stay, but poor management

Viewing agent is very nice, but the managing company not the best

Pros - Gas stove - Solar geyser - Spacious - Close to shops - Quite area

Cons - Invitation Homes don’t consider wear and tear of items in flat and will deduct from deposit when moving out - Cheap light switches that’s yours to fix if they break - Cheap cupboards with hinges coming lose - Small pool for amount of residents - Pool chemically imbalanced and not maintained well - People not living in complex can just access pool - Water and electricity higher than normal rates. PEC (payment portal) have total disregard - Slow response to faults reported and needed to be fixed - Main gate access broken a lot of the time - Front gate security not very efficient and not very professional - Braai chimney does not pull correctly and causes the smoke to stain the wall which you will be required to repaint when moving out

We could also not fully access our garage for the first 8 months of staying there: The proper inspection to garage was not done at handover of flat keys. Garage was not accessible during loadshedding as no key was given, only remote. Waited 6 months for key. Had to enquire about battery for motor to access during loadshedding. Took another 2 months. No compensation was given when enquired or apology given for inconvenience. Company very dismissive.

Please also note that should you give 40 days notice (standard requirement), you still pay a penalty fee and possibly a months extra rent should someone not take over the flat in the month you move out.
