Landlord from Hell - Cinderella Boksburg

Unfortunatly there is no minus rating. I rented a property through an estate agent (not mentioning thier name as they were brilliant) and the landlord was Ijaja Investments Trust with one of the trustees being Johan Van Langen. This man is really something. The 1st redflags where once we had paid our deposits, and all the fees and had moved into the property. We received a Whatsapp from Mr Van Langen, that the prepaid electricity could only be purchased from him directly. And in increments of either R130 or R440 from 8am on Monday to 16pm on a Friday. If you did not buy during those time, and ran out of electricity, to bad for you. He even blocked the meter so you could not purchase from the normal banking apps. Numours times when receiving my tokens from Mr De Langen, the tokens did not load, or we only received a few units.We were charged R4.20 per unit, where normal rate was between R3.20 and R3.80 a unit. We we were not happy, but what could we do. we did not have the funds to move out. Further red flags started when he had access to the property and could come an go as he wanted to with out any warning. Only after an attempted breakin, was a whatsapp group created so that all the tennents could be told when the garden service would come to clean. But Mr Van Langen and another person only known as "Rudi" would come and go when they felt like it. Numous times the main electricity box would run out of electricity and we would all sit without electricity until Johan sent a token or Rudi came to load electricity. This went on for 22 months. I eventually gave 1 & Half months notice to move out. When we moved in, no entry inspection was done by the agent, as the house was newley renovated. when we moved out the exit expection was done without our knowledge and unreasonble items were marked off. We were charged R400 for locks on the garage doors that were missing - there was never any locks, R236 for curtain hooks for 2 bedrooms, R270 for replacement of grass that had died BEFORE we put in a portable swiming pool. R441 to paint a wall in the dining room that had a small mark from when we moved out. But the mark could not be wiped off or washed off because of the bad quality paint used. Washing off the mark would have caused a bigger mark. R1528 to paint inside 2 bedroom cupboard (because we did not put our shoes in nicely), R260 for a stove drip tray that was not even there when we moved in. Replace light bulbs to the value of R177. then an additional R1200 to clean pain, petrol to drive around to collect all the above and remove a garden bench. this man charged me 3 months averag for water account for the water used to water the newly planted grass. Mr De Langen is out to ****** and take advantage of tenants. never in my life have I experienced this type of treatment. The principle of the agency has even tried to negotiate with him, and he refuses. I hope that any future tenants read this before moving into one of his properties and that I can try save them from going through what I have gone though. I will be taking this to the rental tribunal.
