Absa shocking service to loyal customer

Complaint against absa homeowners insurance. After the storm my front wall fell due to the storm in Uvongo- Margate area. I am insured by Absa bank insurance. They themselves found a contractor who would do repairs. I had no choice. Contractor name Asakhe Housing CC .(Nols Brits) I work in DRC and was not in SA and depended on assessor Absa Wynand Landbrecht (Absa Assessor) and Nols Brits (Nols Brits Absa contractor) and Happy Holiday's caretaker to check for damage. Contractor started doing repairs and quickly realized he didn't know what he was doing. With a complaint about his work, Absa withdrew him. The assessor NEVER went to inspect his contractor work And left me with a wall that fell down and offered me a cash sum. Because I was desperate to get the wall up, I started getting quotes and saw that it was going to cost me a lot more and had to let them continue with my own contractor to get the wall done. Cost R135000. Insurance only pays R88000. I have a loss of R47000. I only came back two months after the storm to sort out *******. I got a lot of damage that was due to the storm ,and was overlooked by the assessor from Absa and the contractor. Insurance refuses to look at it. Says the claim was handled but the damage was never quoted. Wynand Landbrecht, assessor of Absa has blocked me on his phone and cannot speak to him at all. Because i am working in DRC communication is best on Whatsapp call he gave me his personal nr. Claims department says it was included but I have a quote from the contractor it was not. Contractor removed material from the premises without my permission with Absa's approval. Filed complaint with claims department. Refuse to answer me It is not acceptable of a big Bank like Absa to treat a me like this. Did speak to a lot of people at Absa's claim department with no satisfaction. Also the action line no satisfaction I do have quotes from the contractor and evidence that goods were removed by the contractor on my CCTV. Can also prove that Absa was never there again to inspect poor work of their contractor. His work had to be demolished (700 bricks wasted) before a new wall could be built. Also have photos of poor work by the said. This is a clear example of Absa that they will not cover damage and that they take their assessor's word without any self-inspection by him. A lot of damage around the house. Wall next to the stairs by the swimming pool cracked throughout and paving around the house and inspection hole for the water meter also destroyed. Will say another +-R100000 worth of damage. Also, Absa assessor refused to build the wall back according to regulation and building rules. That's why the wall costs R47000 more than offered. Although I have no evidence of a wall that was built in +-1960/70 according to regulation. But I bought a house 5 years ago and was insured as if everything was built according to regulations. And PREMIUM paid accordingly.

I expect Absa to pay what I was insured for.

Regards James Vorster

Believe that up to high up in the complaints department they can't see my point what I mean. Or rather don't want to. A very bad assessor (Wynand Landbreght) and his contractor (Nols Brits) were sent to do poor standard work. All the work was torn down and properly rebuilt at my expense. But that is not the point. There is still damage that was just overlooked by them. The damage is also due to the same storm. Another R100000 worth of damage. Complaints have already been lodged everywhere but nowhere has anyone from absa informed me why and why 1. They did not want to rebuild the wall according to regulation and building rules. 2 Why the damage that is clearly visible is not included in the claim. People let this be a warning, Absa will not assist you if you have damage. I have been a client of Absa for 20 years. Never tried to false claim or anything. There was a time when the gate motor burned out due to bad work from the installer. He wanted me to claim it. Sorry, it's against my principles. Another time my pool pump burnt out. My pool man went to investigate after I had already filed a claim. He shared with me that it is wear and tear and it was time to replace it. I immediately stopped the claim. Please check your records. One thing I learned on the south coast (remember I don't live there just my holiday letting home ) is that everyone on the south coast who does maintenance work will do you in like my bank of 20 years is doing me in now. The contractor they appointed must be their responsibility. He removed things that I could have used to save costs and Absa looked the other way. Assessor had them clean old bricks to use again but no the steelwork of glass in front he loaded and took away without our permission(it's on our CCTV). FUNNY.
CLEARLY ABSA WENT OUT OF THEIR WAY TO AVOID THE CLAIM. ASSESSOR WORKS FOR ABSA SO REMAINS ABSA'S RESPONSIBILITY.
People see this as an eye opener. Even if you are with them for years without claiming they will do you in.
What I learned from this now. Absa will do you in. So that pump or gate motor you have to claim Even if you are loyal and pay every premium without missing a payment for all the years, they will look after their own intrests and definitely see where they can do you in.

Follow up on my complaint against ABSA.

After the issue of not wanting to pay for the wall in full after the storm.

You must prove that the wall was built in 1960 according to building regulations. It's impossible to get. I bought the house 5 years ago and was insured and paid a premium according to everything done according to regulation.
Now this is a follow-up. ABSA sent me an email that they want to renew my policy. ABSA must give me a clear answer that the premium includes that we presume that everything is according to building regulations and if the premium is based on that.
no response.

Please all ABSA customers save yourself some stress and ask them if this is included in your premium. They won't pay in the event of a claim. I speak of personal experience

Feel free to read my previous responses to get the full picture

Follow-up to Absa's response. I would like warn clients from ABSA. Again if you read my case back you will see what is going on here.

ABSA responded to my request about how they determine premiums. Bought the house 5 years ago and was insured by ABSA for the replacement value of the house. My question is 5 years later after there was a storm and ABSA suddenly required me to provide reports that house was built according to regulation. I did not build house, I bought it 5 years ago . House was built in 1960. What I want to know is how the ABSA determines the premiums I had to pay for 5 years as if everything is in place or if they let me pay a cheaper premium because I can't provide proof about the house being built in 1960. ABSA knows that a double storey house built on sloping ground was not built by any tom, **** and harry.

They insured the house that at that time everything was fine and asked PREMIUM for the full replacement of the house.
Now that 5 years later they have to pay for damage from an out of the ordinary storm we have to provide proof of building plans and letters from engineers who built houses.

No what !!!!!ABSA you have to answer me how do you determine premium and now that you want to renew your policy again WHERE DID YOU GET THAT PREMIUM.

Difficult question, isn't it? Then you made me pay for 5 years and knew you weren't going to cover the house in full with a claim

This is to open the eyes of absa's clients and ask the questions HOW IS YOUR PREMIUM CALCULATED THEN?
