Bad tenants, Worse agents!

Good day. I started renting out my house in April 2018 through Huizemark Vereeniging - Agent: Anne Smit, Principal: Laurette Wolmarans. An inspection of the house was never conducted by the agent. She told me that the tenants will do an inspection with her, and then she will send me the details. Two weeks after the tenants moved in, I received a photo on whatsapp with a couple of things listed that were wrong with the house. I informed the tenant that she had to get quotations for all the faults, forward it to me and that I would then pay for the repairs. The tenant told me that she was going for an operation and would only be able to get quotes as soon as she gets better. On 19 April the tenant told me that Huizemark requested a double deposit, of which she only paid 75%. She also informed me of a water leak and I immediately told her to get it fixed. She told me that she would get someone to get a quote for the leak the next day, seeing as she was busy. The tenant told me that she would not pay for the water that leaked. On the 23rd of April she told me that the leak had been fixed (without getting a quote or informing me of the cost). The tenant then told me that the same person who fixed the leak, would also give her quotes on other things that needed to be fixed. On 4th June the tenant received a municipality bill on which the water consumption was R6500 and she refused to pay it. On the 18th of June, the tenant informed me that the agent from Huizemark was going to meet her for the first time since they moved in, after I struggled for weeks to get hold of Anne. She just ignored my calls and emails. The municipality turned off the water supply to the house after the tenant did not pay the bill for 2 months. The tenant then paid the required amount to turn the water back on, but she withheld rent for that month. Through all of this, Huizemark still hadn't done anything to sort out the problems with the tenants. We are in November now, and I am yet to receive the rent for October. I sent Huizemark an email stating that I want them to give the tenants notice to pay and to evacuate the house as stipulated by the contract. Huizemark told me that the tenants refuse to communicate with them and that I have to use my own lawyer to sort the mess out. up to now the outstanding amounts by the tenants are as follows, Water and Services - R10 000, Rent - R22 600, Deposit - R5 500 . I contacted the principal of Huizemark today, and she became very offensive very quickly and she was very sarcastic through the whole conversation.
