5OnThirteenth Lifestyle apartments

I am at tenant at 5onThirteenth Lifestyle Apartments in Fairlands. My unit has extensive damp in the bedroom and bathroom. This started in September 2024. The estate manager Charles as well as management at Houss Head Office have ignored my request to get it repaired. It has become so bad that it is affecting my chest, sinuses and my girlfriend battles with sinus and headaches. The level of dampness 6 weeks ago was measured at 29, it shouldn’t be higher than 11. Houss management Channon, Yvette and Stefan have had no interest in assisting in getting me moved to a new apartment. They agreed they will move me on condition I pay R11k before I move into the new apartment, apparently the cost was topping up my deposit, an admin fee of R1000 together with my rental for April. - The admin fee was paid when I moved in. They already hold 2 months deposit which I paid when I moved in. They currently don’t even charge new tenants deposits but my deposit had to be topped up, even though I was moving to a cheaper apartment - and it was not my request to move, I cannot live in an apartment where the paint is peeling off the walls due to dampness which is affecting my health. I have lodged a complaint with the Health Department to come and inspect the estate. Houss has a number estates in Gauteng and Cape Town, as the management of the estate and the Head Office management has treated me unfairly. Their only interest is the commission the agents earn and the money that goes into their pockets every month.

If anyone is interested in moving into this estate in Fairlands, do yourself a favour and find another place - not owned by Houss. Houss has the most unprofessional staff, both at Head Office and at the estate. The estate has become noisy, tenants drinking and smoking **** in the public areas, broken alcohol bottles all over the estate after a weekend. Bottles broken in the parking areas, the gym equipment is is broken, the courts for soccer and basketball have been ripped. The estate is badly maintained and the facilities I moved in for like the restaurant and gym are no longer an attraction. Security needs to be called on a daily basis to sort out unruly tenants in the blocks. There are no rules and the rules that are supposedly there are not enforced. This was supposed to be a safe family environment.
