My experience staying at Hlalakamnandi has been consistently frustrating. There always seems to be a problem, most notably with water and electricity. Initially, there were frequent water outages. After numerous complaints, tears, and endless follow-ups, a borehole was eventually installed. Despite this, residents are still charged astronomical water bills, and this year the so-called “water coverage” charges doubled without any clear or believable explanation. The amounts feel completely made up and are never properly justified. When you raise concerns, management either ignores you or takes an extremely long time to respond—often with an unhelpful or rude attitude. There is little accountability and no sense of urgency when it comes to resolving issues that directly affect tenants’ daily lives. Electricity charges are equally shocking and far higher than what seems reasonable for a residential complex. Overall, I do not recommend this property. To make matters worse, there appears to be a pattern of removing reviews that are not favorable, rather than addressing the real issues residents are raising. Tenants deserve transparency, respect, and fair billing—none of which I have experienced here.

Thank you for taking the time to share your experience. We genuinely value feedback from our residents, as it allows us to improve and ensure Protea Glen Manor remains a place people are proud to call home.

Protea Glen Manor is located in an area that, like the rest of Johannesburg, had service delivery issues over the past few years. While these service disruptions originate at municipal level and fall outside of the complex’s direct control, we have never taken a passive approach.

When water interruptions became more frequent in the area, we proactively invested — at our own cost — in substantial backup infrastructure, including many large-capacity water tanks. As supply instability continued, we went a step further and installed a full borehole system to strengthen water security for residents. These decisions were made deliberately and responsibly to protect residents from prolonged outages and to enhance long-term reliability.

Regarding water charges, these are calculated based on actual consumption and the real operational costs of delivering water to the complex. Importantly, with the integration of borehole supply, the effective water rate has in fact reduced over recent months. There are no arbitrary or “made-up” charges, and we remain committed to transparent billing. Any resident who requires a breakdown or clarification is always welcome to engage directly with management.

Pre-paid electricity charges are similarly based on usage and applicable tariffs. We continuously review operational efficiencies to ensure costs remain fair and market-related.

We acknowledge that during periods of widespread municipal disruptions, query volumes increase significantly. While we strive to respond promptly and professionally at all times, we regret if any communication felt delayed or unsatisfactory. That is never our intention. Our team cares deeply about our residents and works consistently behind the scenes to resolve issues and improve service levels.

Protea Glen Manor has grown into a vibrant, secure, and well-managed community precisely because we remain hands-on, solution-focused, and invested in long-term improvement. We welcome constructive engagement and are always available to address concerns directly so that matters can be resolved with clarity and context.

Our commitment remains unchanged: to provide a well-maintained, secure, and caring residential environment where residents feel supported — even when broader infrastructure challenges arise.

We appreciate the opportunity to respond and remain available to engage further.

Thank you for the response, but I feel it’s important to clarify the current lived reality for residents. Regardless of the investment in boreholes and backup infrastructure — which is appreciated in principle — we are currently on day three without reliable water supply. That directly contradicts the purpose these systems were meant to serve.Residents are still experiencing regular load reduction weekly, sometimes one or two days at a time. During these periods, the expectation seems to be that tenants must physically carry buckets of water from JoJo tanks just to bath, cook, or manage basic daily needs. That is not what most people reasonably expect when paying significant monthly costs for accommodation, utilities, and service charges. The concern isn’t whether the municipality has broader infrastructure challenges — we all understand that. The concern is whether the complex’s backup measures are actually sufficient and functioning as intended. If they are not preventing prolonged outages or reducing disruption meaningfully, then residents deserve honest communication about limitations rather than reassurance that everything is under control.Billing transparency also remains an issue. Charges continue to rise while service reliability feels inconsistent, which naturally leads residents to question value, fairness, and accountability. This feedback is not meant to be confrontational; it reflects genuine frustration from having essential services repeatedly disrupted despite reassurances and rising costs. Residents simply want consistent water access, fair and clearly explained billing, and proactive communication that acknowledges what we are actually experiencing on the ground.

Thank you for engaging further and for expressing your concerns in a constructive manner. Backup systems are not unlimited, and at some point they can be depleted. This should be fair and understandable in abnormal situations. Our billing is transparent and fully open for review. Should you require any further information or clarification, please feel free to contact us.
