Be careful of F3 Design and Construction after-sales-service and sub-contracting

We used Greg/F3 to renovate our property in Kenridge. Despite his manner, he came recommended. While we did experience some personality issues early on, we had little reason to be overly concerned with the first phase of the process. Towards the end of the project Greg became more agitated, and primarily because he was struggling with his sub contractors, delaying completion, and obviously under pressure from the architect, the client and from a financial perspective having missed numerous deadlines. The problems that surfaced since has been really disappointing. We have spent hundreds of thousands of rands remedying especially electrical and plumbing issues. Inspectors and specialists were shocked with some of the work they came across, to the point that we were even advised to report issues. Greg's responses to us since completion has been very poor. We retained part of final payment for some time, which he took badly. We were contractually entitled to this. Eventually a settlement was agreed with a fractional residual left. That has now been spent at least 20x over. Again, his response to some of the issues we have since raised with him has been distasteful. I can safely say this experience has put the final nail in the coffin for us building in Cape Town. Being a client in the Cape Town construction industry is so overrated. The costs are a joke on a national basis and the way one gets treated is disgusting. If I had to treat my clients the way we get treated in this sector my business would not last a year.
