Bad service

I signed an agreement of residence with Greenwood Estate Agency in Meyerton on the

17th of February 2021 to rent a property from them we were supposed to move in on the 6th of March 2021.

Long story short the lease agreement was broken by them because we could not move in on the 6th of March 2021 because the contract we signed was not honoured as the property was not fit for living.

i paid everything including upfront the rent for the upcomming month.

As at this stage I have received back my deposit but not my rent of R7000,

The only correspondence I get is when I phone them.

They advised me that i must sort it out with the owner of the property because they paid the money over to her.

But please correct me if im wrong, my agreement was with Greenwood not the owner I paid them, and i put my trust in them to rent from an estate agentsy. For safety reasons.

Is it right that i must now lose the R7000 rent for a home lease I never moved in to. The property was not even fit for living in.

Is it my responsibility to get my money back from the owner if my agreement was with

Greenwood Estate Agency in Meyerton.

Please advise me on this as it has been 5 months and i have tried everything now.
